In 2022, the Rhone real estate market should remain flourishing despite the war in Ukraine
With 1,200,000 deeds registered in France, 2021 was a record year in terms of real estate transactions. Despite the constant increase in prices, low financing rates and the certainty that stone remains a safe bet reinforce the dynamism of the sector. Lyon and the Rhône give a good summary, as indicated on Tuesday by the Chamber of Notaries of the Rhône, during a press conference.
“2022 could record the same number of sales, we are confident”, assures Me Séverine Girardon, president of the Rhône Chamber of Notaries. “But we have to remain cautious, because two phenomena could impact the figures: the election year, and the crisis in Ukraine, which we had not foreseen,” she adds.
Houses in Caluire more expensive than in Lyon
In the Rhône, the volume of sales increased by 16%, all goods combined: apartments and houses, old and new, and building plots. Highly demanded since the confinements, the individual house remains expensive, but stable: “It takes 365,000 euros of median price to afford a house in the Rhône”, indicates Me Girardon. The municipalities that have increased the most are Limas, Porte des Pierres Dorées, Vénissieux and Saint-Laurent-de-Mure. But if the median sale price of an old house is 254,900 euros in Givors, it is 676,500 in Lyon, and 735,300 euros in Caluire-et-Cuire!
In the absence of a house, we massively refer to apartments with balconies or terraces: “In Lyon and in mainland France, we have an average increase of 6% on the median price, and a strong trend for properties with an exterior, consequence of the Covid crisis”, notes Maître Sandrine Jacquemin-Van Gorp, of the Rhône Chamber of Notaries. Certain districts of Lyon have thus gained in demand: “In Gerland, Point du Jour and Vaise, on a very strong increase because the prices there were lower than those in the center of Lyon”, she continues. “We come to look for larger areas in these neighborhoods, with an exterior or a teleworking space”.
The 3-room apartment still the most requested
The most requested surfaces are T3, old or new. Me Girardon specifies however that “the price of large apartments has increased much less than that of T3. When you are looking for very large surfaces, 160 m2 or more, you have budgets that allow you to buy a house, and therefore to think carefully before making a choice. »
As for the average buyers, they are between 30 and 39 years old; 36% of them are senior managers in the Rhône, 51% in Lyon. “What surprised us is that they keep their course for 5 years on average”, remarks Me Jacquemin-Van Gorp. Reselling so quickly gives hope for added value, “but it is also linked to the age group of these buyers, where families tend to get bigger, to require more space. This first acquisition should make it possible to buy larger, later. »
A shortage to be expected on building materials
So, is there still time to acquire? Yes, because the rates remain low, although they have increased slightly in recent months. One unknown remains: the war in Ukraine. “Promoters told us that there were no more production difficulties in Ukrainian factories, hence a supply of materials”. A concern that concerns the new, but also the risk of inflation. Stone remains a safe bet, provided you have a solid base on which to build.
