The original house was in good technical condition
The former corners of the house from 1880, which acquired its final appearance three years later, were in good technical condition. And the authorship of the building is also attributed to the architect Bohumr Kozek, according to the developer, the architect did not claim in his published materials of the building.
After the demolition and the preparatory work associated with the supervision of the archaeologist, the construction of a house with nine above-ground and three underground floors begins. In addition to the building series, the monument, the archaeologist and the owner of the surrounding buildings, the company negotiated with the metro designer, Metroprojekt, as another partner during the construction preparation.
The foundation of the building is its own subway tube, which is ten and 15 meters below the future foundations of the building, to Matsek. The tunnel between the stations Mstek and Muzeum leads to the building plots. Two of the three underground floors will be parked, one will accommodate air conditioning and another technology – the monuments forbade them to be placed on the roof. Instead of traditional gas boilers, the large object will be heated and cooled by the VRV (Variable Refrigerant Volume) heat pump system. It is economically and ecologically appropriate. In the spring and autumn, when the house is cold and kind, the system distributes cold and heat within the floor, it does not need an external source at all, Matsek describes.
Unique glass boards
The company strives for an ecological certificate for the administrative, commercial and industrial buildings, which is why you also used materials when demolishing buildings. According to Matsk, the curiosity of the house will also be the façade, where each glass segment will be bent in the vertical and horizontal directions, and will thus form a continuous curve. The glass panes are made straight and will bend cold – because the system is single, everything has to be tested for weathering. The supplier of the facade will be an esk company.
Representatives of the company, which also owns historic houses in the center of Prague, believe that through the distrust of some groups of people, Opletalova Street will rise to Wenceslas Square.
