Looking at the Metropolitan Plan drawings and comparing them to the existing master plan m of Prague it is noticeable that there are no traditional color areas in the new document. “The plan does not address the details of individual parcels or streets, it is about the concept of the entire city,” said Ondřej Boháč, director of the Institute of Planning and Development, when presenting the Prague Metropolitan Plan.
So far, he has presented the form of the plan rather generally – without details. “So that I don’t have to grind it out afterwards,” he remarked. He pointed out that in addition to the drawings, detailed documentation including justification is also available on the website.
A new addition to the plan is height regulation, which should, for example, ensure that a twenty-story tower block will not be built in a historic three-story building. “We think it is necessary. In the course of the discussion, there was an option that she would take a full look, but we all rejected that,” says Ondřej Boháč. At the same time, the expected height of some new buildings. These are mainly new residential buildings in the outskirts of Prague. This will increase the capacity of new buildings from 400 to 600 thousand people. “But that number is purely theoretical,” pointed out Boháč.
Highlighted in the new plan are the so-called transformational areas, which are either intended for development or, on the contrary, unbuildable, or transport corridors. At the same time, the plan aims to build more on derelict areas in the city and stop Prague from expanding outwards. “For us, the Metropolitan Plan is a document in which the vision of Prague’s development in the next decade is expressed in the most comprehensive way,” noted the IPR director. The big plan should then be supplemented by more detailed plans that will be approved by the local town hall.
