Near Toulouse. At the “crossroads of nuisances”, this residence will be one of the most atypical of the agglo

It is undoubtedly one of the most atypical and inventive architectural projects in progress in the agglomeration of Toulouse. In June 2023, the Breathing residence will come out of the ground within the ZAC (concerted development zone) of Les Ramassiers in Colomiers (Haute-Garonne), west of Toulouse. A booming and strategic sectorlocated very close to the immense aeronautical zone and the Saint-Martin-du-Touch district, which concentrates more than 5000 inhabitants and many activities.
A prestigious award in 2022
This (future) 86-unit residence – from 2 to 5 rooms spread over three collective buildings and four terraced buildings – has already made headlines by winning, at the end of September 2022, the Regional Silver Pyramids Grand Prixorganized by the Federation of property developers (FPI) in partnership with Caisse d’Epargne – Groupe BPCE.
The project was carried out jointly by the promoter Marignan Immobilier and the architecture firm AMPM, based in Quint-Fonsegrives (Haute-Garonne), east of Toulouse. “The starting point was to transform the constraints into the qualities of the project. This architectural bet was a huge risk for this competition! “, explains Pascal Merz, the director of this firm of architects, which employs about thirty people.
In a “crossroads of nuisances”
The Toulouse architect explains the genesis of the project and this desire to do something original and unusual in the service of usefulness.
“Initially, it was to be built at this place of the Ramassiers the building of the Departmental Archives. It is a hard place to live there. It is a crossroads of nuisances with a road junction, the railway, the shopping center … On paper, there was no more negative in terms of quality of life!”.
Cave dwellings
And yet, this somewhat impossible project ended up being realized to become Respiration. A change in perspective that finds its source in the layout of the residence since 22 out of 86 units will be fitted out in a troglodyte way. “To solve the nuisance problem, we came up with the idea of creating a kind of hill along the railway line with the basement soil. These accommodations, on the R+2 level, which can be described as troglodytes, are embedded in this hill”, continues Pascal Merz.
A patio “as big as Place Saint-Georges”
Housing, T2 and T3 in the form of terraces – “just like what we often see in the Côte-d’Azur”, specifies Pascal Merz – will be oriented due south but will have only one façade. This is where comes in the second innovation of the project.
“The living room of these apartments opens onto a gigantic patio, which is in fact a very green central island whose surface is equivalent to that of the Place Saint-Georges in Toulouse! An arrangement with which we optimize the lighting”.
These green spaces will represent 8000 m2 over the 11,000m2 of the total area of the project. As for the marketing of housing, “there are still some great opportunities to be seized on beautiful family apartments. These could be planned during the next open house, ”concluded the promoter Marignan Immobilier.
