Lyon: Manufacture, a mixed and reversible real estate program
At the intersection of rue Danton, rue Lavoisier and rue Rancy in the 3e arrondissement, Vinci Real Estate last month kicked off the work of its operation Manufacturing.
Acquired in Vefa by the Eiffel Tower Societyalready involved in this district with Evasyon real estate operationthis building built in R + 3 to R + 5 develops a total surface of 3,900 m2. This will include 2,000m2 offices, 1,300 m2 of living space with 19 apartments and 600 m2 shops on the ground floor including a restaurant.

The peculiarity of this real estate programwhich will be delivered at the end of 2024, is to be mixed and reversible in order to consider possible changes of destination.
“It will be possible to transform office space into housing without modifying the envelope, in particular the structure and the exterior joinery”confirms Stéphane Reymond, Deputy Managing Director of Vinci Immobilier.
In fact, the Manufacture offers a framework that can accommodate offices as well as housing, which minimizes the carbon footprint in the event of a change in use. The building, designed by the Parisian firm PietriArchitectswas designed with a high level of environmental requirements.

Manufacture, which will be carried out for district heating and cooling, is thus aiming for various certifications and labels: HQE sustainable building excellent level, BBC Effinergie 2017 (E2C1 + RT2012 -20%), WiredScore, Ready to Osmoz for offices and NF habitat for accommodations. Located on old waterproofed plots, this program will offer many green spaces with a garden opening onto the street and green roofs.
An urban recycling operation with Manufacture
“The architecture and the name of this operation keep the memory of the industrial past of this plot, a completely artificialized former wasteland. This project is an urban recycling operation which renatures nearly 500 m2 of green spaces in the city center and is part of our environmental strategy aiming for zero net artificialisation by 2030″informs Stéphane Reymond.
