In Lyon, a long wait before a real estate purchase is commendable

This is one of the calculations often made by first-time buyers: how long does it take for buying a property to become rentable compared to renting? The mortgage credit intermediary Cafpi carried out a study on the charges relating to the purchase (excluding the market value of the property) and the rental in the 12 largest in France to see if it was more interesting to buy or rent.
The courtier thus compared the notary fees, to which are added the monthly property tax and the monthly interest on the mortgage over 25 years (2.4% for the mortgage in 2022, 1.4% in 2021 and 0.3% for the borrower’s insurance), and on the other, the monthly rent, with an assumption of an annual increase of 2%. For this, he used price data from the FNAIM and property taxes from the UNPI. The objective is thus to perceive, for each city, at what moment the curves intersect to define from when it becomes more interesting to buy than to rent for a property of 60 m² in the 12 largest cities of France.
