A residential park project that has been going on for years can finally be completed, and an Art Nouveau villa will also be renovated
From circles close to the government, fifty apartments located on former military grounds were built for one of OTP’s real estate funds.
On the Buda side, we find fewer and fewer empty plots every year, so it always creates a sensation when one of these areas changes hands, and even a development plan is created for it.
This was also the case a few years ago, when the property between Virányos út and Erzsébet Szilágyi, which became the property of the National Guard after the Second World War, and which in 1991 belonged to the XII. the sale of a piece of land to the district municipality, an area with cheap construction parameters seemed ideal to be able to connect to Budapest’s blood circulation soon by giving way to newly built homes.
The Kútvölgy hospital in March 2017, Florion Invest Kft. bought an area of 16,000 square meters near Antal Rogankind of became known because of the housing lottery Carion group of companies, but the situation changed three months later, since in June Florion hired the former head of the Hungarian National Wealth Management, Greetings to Norbert connected, it fell into the hands of Lexan Holding, which is based in the same building as several of the businessman’s interests.
It will be revealed next yearthat Florion was the only one to submit a valid application,

The designs of this ensemble were created byOn the company’s own website still available today for visual designs according to the attached description, the project originally included forty apartments, but this number soon increased to almost one and a half times, moreover, on January 5, 2019, the building permit became final.

Details of the plans that received permission in 2019.
According to the plan package, which is still partly publicly available in the official database, there would have been space for two different types of condominiums with extensive green roofs and solar panels (two were marked with A and four with B on the site plan) in the area – occupying almost as much space on the plot as the district regulations – and behind the turn-of-the-century villa standing on the street front, they dreamed of a 10×5 meter pool.
Today, three and a half years later, the buildings are only structurally ready, and the first residents cannot move into the properties for a long time:

The planned Virányos Villapark was transferred from Florion to the Balansz Closed-Ended Open-ended Institutional Real Estate Development Fund in February 2019, just one month after the building permit was issued, which
The name of the fund launched by OTP in 2010 is not unknown in domestic public life either, since in 2018 a subsidiary of it rented out the island of Smokvica Vela in Croatia, where, according to the Croatian press, Viktor Orban In 2019, he arrived in a black helicopter, and then, despite the existing construction ban, OTP had nine bungalows built on it without any permits – at least according to the Transparent article.
For years, neither the Hungarian government nor the OTP has commented on the island, rented for 6 million kuna per year (329 million forints at today’s exchange rate), but in June of this year, the latter broke the silence:
In the meantime, construction on Virányos út is slowly but surely continuing, but the project was washed away by the subsequent waves of the epidemic, in fact, the whole thing is being re-planned recently – read the Magyar Hang in its relevant article. The paper also reported that the works will continue shortly, and handover is expected in the second half of 2024.
Magyar Hang did not report on the changes associated with the redesign, but some of them are clearly visible in the building permit database recently submitted for the renovation of the villa, so it is clear that
According to the documents related to the renovation plans that were given the green light on October 14, the installation rates will decrease in parallel – the project will use 19.61 percent of the maximum 20 percent above ground level and 35.4 percent of the 40 percent below ground level – the minor changes,
That one is now demolished, Like Jagielló’s travel companion In 2018, it also appears in the district’s list of preventive measures – the most recent of these version is still included today -, however, until years of local protection, it was not a building for years, originally it was connected to a nursery school, a kitchen garden, and a small vineyard that already existed in 1900 on the edge of the later military area – the training camp of the Labanc út village elementary, economic and household folk school:
For more than twenty years István Eperjessythen for a decade Vilmos Ujlaky and there was a suicide in the building inhabited by his family: according to the short news of Magyarság published in January 1924, the seventeen-year-old Ujlaky Géza Béla
he probably committed suicide because he neglected his school attendance and failed several subjects in his semester certificate.
The director who managed the school for a long time, Ferenc Calligaris A singing teacher and certified church organist from Székesfóváros, as well as his family members, were the last to live within the walls before the siege of Budapest, however, due to its new owner, there is no reliable information about the nearly eighty years that have passed since then.
The house was apparently already used as an apartment after its most recent renovation following the regime change, so its condition from the street is not bad at the moment:
During the next complete renovation, the building will receive a new layer of white plaster, and its missing decorations will be restored – the yellow metal flower pots and decorative tin on the top of the roof will reappear, but a roof balcony and skylight will also be created on the brick-red, beaver-tailed tile roof. from the street, there is a good chance that it will remain invisible throughout the year.
