Prague 5 will have another 170 apartments in the residential project
The new housing project Semerínka will be built in the former industrial zone in Prague 5. The Obermeyer Helika architectural and design office plans to build a residential building with 170 apartments there. It is now awaiting a change in the zoning decision and the issuance of a building permit.
Prague 5 is slowly but surely changing its former industrial zones in residential and multifunctional districts. New in the Radlice district is also being prepared residential project Semerínka from the architectural and design office Obermeyer Helika. The residential complex of four blocks of flats should expand the offer of flats on the market by an additional 170 flats and 216 garage spaces within three years. We are currently waiting for a statement from the authorities after the general designer of the building, the company Obermeyer Helika, submitted the documentation for the change of the zoning decision and for the building permit.
According to the statement investor the Semerínka company, the residential building will probably start to be built next year. It should then be completed within 27 months, according to the investor’s report.

They are not afraid of the future, because people’s desire to buy apartments will return again. Therefore, Marcel Soural is not thinking about suspending any of his projects. “It all depends on whether the gentleman from Russia turns on the tap or lets it flow a little. Then we’ll see how it goes. We will wait out the winter, as spring always brings some recovery,” says the owner of the Trigema group, Marcel Soural.
The author of the architectural design of the apartment complex is David Chmelař from the studio Chmelař architekti, which has been active on the Czech market since 1998. According to them, the solitary building is solved by four interconnected blocks of different heights, which sensitively copy the rugged terrain. “The height of the first block thus determines the initial height of the object, each subsequent block is then slightly higher and at the same time shorter. is a reality, the blocks do not shade each other, and offers an unobstructed view of Prague and the surrounding greenery,” the report states.
The entire building will have a shared social two-story basement and an inner block with a community garden and facilities for families with children. The total built-up area of the Semerínka building should be 4,300 square meters. When designing the residence, they did not forget about special security of the building in the field of fire protection for parking electric cars and other cars with alternative drives. In addition, the project was created in 3D, which, according to the chief engineer of the project Libor Stránský from Obermeyer Helika, can also ensure a higher degree of coordination of the activities of all suppliers.
