The health crisis has marked the strong comeback of second homes. However, a holiday home has a cost, not only to purchase but also to use, which represents, each year, between 1 and 3% of the value of the property.
To balance the costs, or even obtain additional income, the seasonal rental therefore constitutes a lasting solution, provided that you choose a quality property obtained from an attractive location.
Prello, a French start-up, draws up a selection of four towns in Pas-de-Calais where buying a second home is the most commendable.
Berck, the most rented city
For its study, Prello was based on the gross profitability of the property, calculated according to two distinct indicators: the Airbnb posted income by municipality and the price per square meter of the city. Municipalities with more than 3,000 inhabitants in 2019 with a secondary residence rate in 2018 of more than 10% were selected.
And the best cities in which to invest are not the ones you think are in demand! Forget Le Touquet, Wimereux or Wissant. Here are the top 4: Berck on sea (12.4% gross return), Camiers (10.60%), Equihen-Plage (10.19%) and Verton (7.8%).
These cities, less rated, are very commendable. To succeed, several factors must be taken into consideration.
According to Prello, these tourist advantages benefit from a good geographical location, are in an “attractive and dynamic town” setting close to points of interest and amenities, and allow for a favorable local real estate market. A significant advantage: they are only 2 hours from Lille, the region’s major city.
