Immovable. Here’s where houses are snapping up (and prices have skyrocketed) in and around Toulouse

If the price of old apartments increases slightly to Toulouse (+2.3%)the increase in the price of old houses is much more spectacular (+6.1%)according to the data provided by the Notaries of Haute-Garonne.
“A very active market”
According to the data provided by the notaries, 1,315 old houses were sold between 1uh July 2021 and June 30, 2022, in Toulouse. The overall median price is 382,100 euros (for a living area of 103 meters2 and a median land area of 320 meters2). According to Frédéric Giral, president of the Chamber of Notaries of Haute-Garonne, “the old house market is very active in Toulouse”.
For notaries, the market is partly boosted by the departure of residents of the city center, with high purchasing power, who sell their apartment “to buy a house a little further from the center”. By way of correlation, some inhabitants with a budget a little ric-rac move away from Toulouse for the communes (and even the departments) bordering. Two years after the start of the Covid crisis, “the post-lockdown effect” therefore do not be denied.
Prices explode north of Toulouse
It was in the Saint-Simon district that the most houses were sold (101 houses were sold there). However, in this district, prices are down slightly (-2.6%).
With its many family buildings, its “Toulouse” and its market gardeners, the district Sea bream cross is very popular with buyers. 91 properties were sold there and prices exploded spectacularly (+18.6% over one year, for a median price of 349,300 euros). Generally speaking, the entire northern part of Toulouse is on the rise. A Bonnefoy (42 sales), the price of houses increased by 6.7% (for a median price of 400,300 euros), while at The land (55 sales), prices are up 8.9% (for a median price of 265,600 euros).
To the west of Toulouse, the district Lardenne (49 sales) and its many houses also saw its price increase (+8.9%, for a median price of 380,400 euros).
If the volume of sales remains significant at the Minimal (81 properties sold), prices fell by 8.3% over one year for old houses. But the most expensive district in this market segment is undoubtedly the Paved coast (70 sales), where the median price peaks at €696,500.
The neighborhoods where the price of old houses is exploding

House prices exposed outside Toulouse
The price increase is even more spectacular in the first and second ring of the Toulouse conurbation, where double-digit price increases are not uncommon.
While about ten years ago, buyers tended to move closer to the city center or the city, we have therefore witnessed the opposite trend over the past two years: people looking for real estate n ‘ are more reluctant to move away in order to benefit from more attractive rates, gain surface area, and be able to have a garden.
Here are the ten municipalities where the increase in house prices (median price) is the most spectacular:
- Merville : €281,000 (+17.4%)
- Labarthe sur Leze : 292,300 euros (+16.9%)
- Cazeres : 173,000 euros (+16.9%)
- Lherm : 260,000 euros (+16.9%)
- Aucamville : 279,400 euros (+16.4%)
- Saint Jean : €309,300 (+15.1%)
- Frouzins : 310,000 euros (+14.8%)
- Portet-sur-Garonne : 292,500 euros (+12.6%)
- Plaisance du Touch : €317,900 (+12.4%)
- The union : 361,700 euros (+12%)

Same trend in neighboring departments
Some buyers, and in particular first-time buyers, even decide to move further away from the city center, by settling in the neighboring departments close to Toulouse.
The price of old houses therefore rises sharply in Ariege (+12.8%, for a median price of 118,400 euros), in the Aude (+6.5%, 148,100 euros), the Tarn (+5.7%, 156,500 euros) or the Tarn and Garonne (+5.5%, 175,000 euros).
