Kladno: the city of the future of the Central Bohemian Region?

Kladno is a location of the future, it has the potential to grow by up to 10,000 people. New infrastructure and modern development projects are being created here.

Kladno is currently one of the most progressive locations in Central Bohemia. Its strategic location near Prague makes it a suitable alternative for living near the capital. New places of modern living and lifestyle are growing here, and the local infrastructure is also improving along with them. Kladno will enable further development high-speed line between Kladno station and Prague’s Masaryk stationanother one anyway modernization of local infrastructure. Experts estimate the capacity of further growth and development of Kladno up to 10 thousand additional people. This corresponds to the capacity of the site, infrastructure and civic amenities, which expands with each new project. Data from the real estate index Deloitte Real Index show that there is a lot of interest in housing in Kladno. The next injection for the place will be significantly simplified transport, after the completion of the Prague – Kladno expressway. According to current information, it should be operational in about 6 years, which should significantly speed up the connection to the capital.

Kladno is inspired in its development by, for example, Říčany near Prague, which experienced a similar development situation in the past. Investments in the development of Kladno’s infrastructure are also obtained by the city coffers with the support of developers, similar to the case in Říčany. The conditions that will be developed include a rate depending on the size of the housing unit.

For example, up to 40 square meters of floor space, the contribution to the intensification of wastewater treatment plants is 14,450 crowns, and the contribution to the development of new kindergartens is 6,800 crowns. The existing treatment plant in the Kladno part of Vrapice has a capacity of approximately 70,000 inhabitants, and its capacity is still sufficient for previously approved construction projects. However, its capacity would no longer be sufficient for new projects. This will create a new treatment plant that will expand the capacity by another 10,000 residents.

“In my opinion, Kladno is the biggest investment opportunity from a location near Prague. And you can tell by the interest, which is growing steeply. You can still buy real estate here at lower prices than are common in other locations around Prague. It is therefore possible to buy an apartment or a house cheaper, or for the same money, with more rooms than in other locations around Prague.” says Filip Hnátek from the New World Reality real estate agency.

Kladno is now attracting more and more people who are currently looking for housing. The advantages of this location with the perspective of early modernization of railway transport is also the fact that the proximity to the center of Prague will certainly improve the economy of the entire city, will bring great development to even less developed parts of Kladno, such as its Kladno Dubí part. Last but not least, it also offers faster appreciation of investments in local real estate.

“Many locations in Kladno are now getting a new look. Brownfields come to life and landscape restoration brings new life to previously dormant places. One of the parts of Kladno that is changing its appearance is Dubí in the east of the city. We are building a new housing project here ICON park. Basically, this is a completely new district. And with it a kindergarten, a shop, a cafe, a park and a playground.” says Kamil Dunaj, Director of Business Development at Getberg and adds: “We are preparing 230 apartments with layouts from 1+kk to 4+kk and we will also work on the overall revitalization of the area. We are also planning to build a large park here and a path around the project to provide additional opportunities for sports use.”

Getberg’s projects are created in locations with potential, with good transport accessibility, within a reasonable driving distance, often close to nature. For each location, Getberg designs houses that are best suited there. In order for real estate to retain its value as long as possible and also as high as possible, Getberg always builds in the context of entire neighborhoods in which infrastructure and services must be present. It works with the space around the houses to make them a good place to live.
