There was a street in Debrecen where 1.24 million was asked for a single square meter
The one who bought the property on University Avenue this spring had to reach deep into his pocket, but there was a street in Debrecen where the average price per square meter in the months of the east did not reach one hundred thousand forints. This can be seen from the collection that László Balogh, the leading economic expert of real estate.com, brought to our attention from the database of the advertising portal. The cheapest county settlement was in the northwestern corner of the county, and among the most expensive, a completely paper ranking was born. But let’s just go in line!
According to the average data of the professional portal, the most expensive public area in Debrecen in the spring was Csanak József utca, where no less than HUF 1.24 million was asked for a single square meter. The street branching off from Nagyerdei Boulevard was followed by the University Avenue not far behind, with a price of 1.2 million forints, and the third place on the podium was András utca, in the north-western part of the city, with 1.13 million.
The title of the cheapest street was obtained in the spring of 2022 by Fahéj utca, which is longer for Hajdúsámson than for downtown Debrecen. Here, a property changed hands at the price of 79 thousand HUF / square meter based on the numbers of the advertising portal. The second cheapest was Mézharmat street with a round price of HUF 100,000, and the third was Balzsamfű street with a price of HUF 103,000.
At our request, László Balogh also highlighted the county top list. As the expert shared, Debrecen boasted prices in March-April-May, where a residential property cost an average of HUF 646,000 per square meter. Hajdúböszörmény with the second price of HUF 643 thousand per square meter and Hajdúszoboszló with the bronze medal average prices of HUF 485 thousand / square meter.
However, it was already possible to buy real estate in Hajdú-Bihar for a fraction of these amounts, but far from Debrecen. The ranking of the cheapest spring settlements was led by the Tiszagyulaháza in the north-western part of the county with an average price of 50 thousand HUF / square meter, followed by Mezősas and Nagyrábé with an average price of 56 and 58 thousand forints per square meter.
Can the price slow down?
“Housing prices in Debrecen have risen in time and prevent the actual economic impact of the investments being made in the city,” said László Balogh, when asked about the main trends in the spring in both the Debrecen and county real estate markets.
As pointed out by the expected dynamics, the appearance of the car is expected to create thousands of jobs in the area in the coming years, which could lead to an increase in wages, all of which has already been priced in by the housing market. – For this reason, we expect that the pace of price increases will slow down in the future, and the Debrecen agglomeration may receive even more emphasis in the county housing market. We are expecting a growing agglomeration and housing construction in the county, László Balogh remarked, and then he switched to a broader perspective. – The national real estate market situation may slightly overshadow the dynamic county housing market recovery. If you want to buy an apartment or a house towards the end of the year, it is worth counting on a 9-10 percent home loan interest rate. As a result, many people can bring forward their purchases, which can keep the county housing market alive until the fall, the staff of the specialist portal explained, saying it could be good news for buyers to come, housing subsidies will continue next year, and the largest real estate portals have expanded. in recent weeks, so they will have a choice of the home of their dreams.
