Many are moving to suburban settlements further away from the city. The living environment and, of course, the price of the property are always taken into account when deciding to move out, despite inconveniences such as the cost of everyday travel or the time lost as a result.
The population of the surrounding settlements is growing, while the population of Debrecen is declining. This process is suburbanization.
The population of the small settlements adjacent to Debrecen has increased by more than 3,500 people in the last 10 years, while the population of Debrecen (without Józsa) has decreased by 6,600 people.
The increase in commuter traffic is burdening the city’s road network, to which investments in expanding road traffic capacity in recent years have not been satisfactory. Real estate next to busy roads is depreciating in terms of the housing market, while the prices of apartments in a more livable environment are rising above average.
Expansion of high-density, inner-city residential areas is a favorable direction from both a transport and an environmental and social point of view. This creates new multifunctional, space-efficient areas as opposed to suburban areas. The advantage of this is that it can be provided due to all public services (eg road network, sewage and waste treatment, education, healthcare). Transport specifically improves the burden on the environment, and newly built infrastructure can be integrated into the current urban network at a lower cost.
