The capital is unbroken the newly built dwellings popularity. Seventy percent of the apartment offered for sale between September last December has already been sold; it approached one million forints for the average square meter of new homes in the capital, Duna House told MTI on Wednesday.
Last year, the XIII. district was in the lead in the fourth quarter in terms of both price and number of units. Almost seven thousand newly built properties were registered here, and the average square meter of new dwellings exceeded one million forints.
It was only noted that in ten districts in Budapest this specific price is the determining factor, so in the XIII. In addition to districts, for example, I, II, III, and VIII, IX. and XI. district as well. In most districts, however, it is in the range of seven hundred thousand to one million forints for the average square meter of newly built dwellings.
It was also emphasized that in the second-hand housing market, a price increase of 15-20 percent was observed not only in Western Hungary, but also in the eastern part of the country. Thus, in the fourth quarter of 2021, the average price per square meter of prefabricated dwellings in the eastern part of the country rose to HUF 361,000 from the previous HUF 320,000, while the specific price for brick dwellings was HUF 415,000 instead of HUF 351,000 in the last three months of 2020. In Western Hungary, the average price per square meter of panels and brick dwellings reached HUF 360,000 and HUF 423,000, respectively, between September and December last year, compared to HUF 318,000 and HUF 341,000, respectively.
In the capital, the two examined property types showed an increase of 4–13 percent, so the average price per square meter of panels in Buda rose to HUF 620 thousand and that of brick dwellings to HUF 938 thousand last year from HUF 596 thousand and HUF 843 thousand in the same period of the previous year. In Pest, the specific price of used brick dwellings increased from HUF 479 thousand to HUF 544 thousand and from HUF 604 thousand to HUF 683 thousand.
Duna House estimates based on its own data that 33,970 properties were sold nationwide between September and December last year, a level similar to the same period in 2019 and 2020. For the full year, 150,974 sales were generated in 2021, an increase of 15 percent from a previous turnover.
