The “descent” of the Serbs in Northern Greece …
By George Kraloglou
Are we offered for interesting investments in real estate and whatever else arises or did we become the cheapest in the Balkans with a showcase in Northern Greece?
Personally, I was not excited, as a “development solution” in Northern Greece, by the news that the properties in the capitals of the Balkans are expensive, with their prices exceeding and corresponding to Greece. This fact, in combination with the increase of average wages in the countries of Southeastern Europe, will bring, in the next 3 years, other Balkans to the Greek real estate market, especially in the Greek North (“Properties in the Balkans are becoming more expensive”).
I was not fascinated by the presentation of the President of the Hellenic-Serbian Chamber of Northern Greece and the Observatory of Real Estate Prices and Appraisals of Southeastern Europe, Mr. Costas Georgakos, citing recent discussions, both in terms of his institutional role and broker.
However, I take the three points of the broker (in terms of capacity) president of the Hellenic-Serbian Chamber very seriously.
That as investors, as well as individuals, the Balkans, now having greater financial comfort, will want to acquire a property in Greece, at a lower price than in their country, depending of course on the region.
That Serbian President Bucic recently reiterated that the average salary in Serbia will reach 900 euros net by 2025. And the Serbs will want to invest their increased income.
And that in the central municipality of Thessaloniki, the average price of homes for sale was, in the last quarter of 2021, around 1,620 euros per square meter, it becomes clear why the Balkans see the market of Northern Greece.
In my journalistic point of view, the news that needs to be added, according to Mr. Georgakos, are not the so-called “pleasant” ones with the market mobility, from the Serbs and the other investors in the Balkans.
These are the reasons, the many reasons, for the continuation of the sale of factories, industrial facilities, handicrafts, houses, cottages and plots of land in northern Greece, now and to the coming ordinary employees of the Balkans, as shown by the analysis of an expert.
They are the reasons for the sale of property at prices that are obviously cheaper than the ones, which are almost prohibitive in the former Bulgaria or Serbia, so as not to go to the approximate ones, for our own urban wallets, Romania, Czech Republic and Hungary. Where, at other times, we also bought houses for our children’s studies at their Universities.
They are the reasons for the continuation of our forced interconnection with the energy sources of the Balkans (even the nuclear ones, which our leftist, popular policy – unique in Europe – insists on demonizing).
These are the reasons why Greek business migration continues unabated with the 7-8,000 companies (headquarters) in the Balkans, to operate and make joint investments, detaching most of the investment pie of these countries (in Skopje we hold an investment record of perhaps one 5 years).
It is finally the reality (regardless of how we present it to make it easily digestible …) of the solution to the low birth rate and in Northern Greece, which are handed over to the hands of immigrants. The solution to the needs of the agricultural cultivation of Northern Greece that we also delivered to the hands of imported workers from the Balkans. The solution we have chosen (politically) instead of generalizing the utilization of the subsoil in Northern Greece to turn it into cafes and souvlaki restaurants, waving the handkerchief to our own immigrants who are going to find them in the Balkans !!
So what is happening and “For Sale”, along with its houses, cottages and plots, the former industrial Northern Greece which, as well as the former largest region of active and internationally exported industries (both in chemical and other raw materials), was looking . with awe …, the South. Its main organizations of the productive classes, even avoided connection with him. Are we concerned about the lack of investment interest in the industrial areas of Northern Greece, where once, many of the business groups claimed, by political means, space for their establishment?
