The dream offer of new buildings in the center of Prague increases the interest in renovated apartments
Hunger for living in Prague, the difference between new and old flats is lost. Especially in the city center, according to current data from Flat Zone star apartment, the apartment is offered at a similar price as the new apartment. Their offer here is about three times higher than in new buildings. This trend will be fueled by real estate investors who are interested in the reconstruction of the original building. Interest in old renovated apartments for own use living or long-term rent therefore grows.
At the end of the first quarter of this year, the price of a new apartment in Prague 1 and 2 was around 164,000 crowns per m2for the elders it was 172,920 (Prague 1) and 138,649 (Prague 2) crowns per m2, show data Flat zone. At the end of the quarter there were 213 new and 624 old apartments for sale. The supply of old apartments in the very center of the metropolis is therefore three times threefold. In Prague 1 and 2, approximately 17.5 percent of all old flats in the capital are offered.
A year ago, 16.8 percent of them were offered here.

Due to the limited possibilities of new installations in these localities, the listed properties are becoming more and more difficult not only for their own

To illustrate, according to the Czech Statistical Series, 8 flats were completed in Prague 1 in 2020, which is at least one of the first districts of the capital.
However, the speed of the permitting process is only one factor. The demand for old flats in the city center is growing, among other things, thanks to the trend of singles and childless people, who did not pay so much for transport by car and at the same time look for the center of the days, where they have culture, gastronomy and socializing.
