Anthony Denny: A 300 million villa in Troy offers breathtaking views
The villa has stood at a lucrative address where rich businessmen and factory workers lived during the First Republic since 1900. The land and the house were bought in 2007 by the Australian businessman Anthony Denny and he decided to build a ready-made embodiment of luxury on the spot. He had the original building razed to the ground and was replaced by a monumental villa in the style of the First Republic so that it would fit architecturally among the other residences in the area.
The four-storey house rises above the city in close proximity to the Trojan Botanical Gardens. From the many terraces and balconies on the upper floors that line the entire building, it offers a breathtaking view of Stromovka and the panorama of Prague Castle. The house with a usable area of 1000 square meters offers large spaces for work and living – as Denny needed due to the consideration of his work.

At the same time, it is designed so that the owner can easily separate the two parts. “All rooms have a cozy feel, also thanks to the heated floors and custom-made furniture. Everything is in a harmonious whole, “describes Daniel Červ, real estate broker of RE / MAX, which has on offer.
The driveway, for example, is also heated, thanks to which the owner of the house cannot get in due to ice. There are a total of ten garage spaces in the house, so it will satisfy even avid motorists. In addition to the large garden, which is located in a small vineyard, the house has a wellness center for relaxation – swimming pool with counter-current and whirlpool, sauna with steam and whirlpool, own fitness center or basketball court.
Units of applicants
The owner decided to sell the house after reducing business activity in the Czech Republic and returning to Australia. It was originally offered for about half a billion crowns, currently its price is 300 million. It is sold as a family house, but according to Červ, it could serve as an ideal seat for a company or a foreign embassy.
“The last interested party was an intermediary for two Arab embassies, which have no representation in Prague and would like to plan it here,” said for Blesk.cz. According to some, foreigners – representatives of embassies or foreign companies – are most interested in above-standard space every year.
Prague has become more expensive
The prices of new buildings in Prague have risen by 95 percent over the last five years, and the price of new flats has not been stopped by a coronavirus pandemic. Until the end of new flats, sales prices of new flats in Prague rose by an average of 6.1 percent to 108,261 crowns per square meter. This follows from the data of the development companies Trigema, Skanska Reality and Central Group.
