In Marseille, the Mirabeau tower has finished its ascent
The construction site of the Mirabeau tower, an 85 m high IGH which will complete the skyline of the Marseille facade, is nearing completion. In September 2023, the CMA CGM and Bouygues Immobilier, associated within the same project company, could receive the tertiary building designed by the architect Hala Wardé and carried out in separate lots.
In the Arenc district in Marseille, between the French Line, headquarters of the CMA CGM shipping company, and La Marseillaise, a tower which houses, among other things, the headquarters of the developer Constructa and the services of the Aix-Marseille metropolis. Provence, The Mirabeau now rises to its full height after the first pickaxes in the spring of 2020. It now remains to complete the interior fittings of the trays of the 21 floors of the 85 m high IGH before his delivery scheduled for September 2023.

Léon Grosse, holder of the main macrolot (structural works, architectural lots)completed the structural work of the tertiary building carried by the shipping company CMA CGM and Bouygues Immobilier united within the same project company. The Savoyard company has just removed the two cranes necessary for the construction of the superstructure composed of a central core and three perforated walls, as well as that of the seven levels of the underground car park. Its teams are now mobilized by the architectural lots.
Bioclimatic
Bioclimatic design obliges, Le Mirabeau will be equipped with about 2,100m2 outdoor spaces and windows allowing on all floors, allowing natural ventilation. Outside, connected to the “Thassalia” thalassothermy loop, it will be equipped with a radiant ceiling cooling system (a water network circulating in the ceilings). These are some of the specificities that enable CMA CGM and Bouygues Immobilier to aim for the HQE Sustainable Building excellent and bream very well.
Moreover, in this same bioclimatic logic, the project management team led by the architect Hala Wardé designed a cladding adapted and compatible with the exposure of each of the glass and aluminum facades of the building. Thus, facing the sunset, the west facade, totally open, is clad in a transparent double skin with a layer of extra-clear glass protected by vertical aluminum blinds controlled by the BMS. To the east, north and south, the architect opted for a simple, more opaque skin.
Their facing is also different each time : “ shadow box » in ventilated aluminum for the east, type C anodized aluminum facing for the south and north. In the end, in accordance with the principle developed by the architect of echoing the foam of the sea and its changing reflections, the building is distinguished by its color ranging from white to silver.

To give shape to this subtle monochrome composed of no less than eight different facade types, the Italian company Simeon, which today installed 95% of the glazing, had to show some ingenuity. The installation of the elements (glazed blocks, anodized blocks, double glazing, gratings, carpentry of the loggias) at the same pace as the elevation of the concrete superstructure composed of sails drilled on three of the facades, required teams from the Italian company to work almost just in time. On the principle of progress level by level, they intervene as and when Léon Grosse realizes the three perforated veils and the central core in “hydrogummed” concrete. This last serving as bracing and sheltering the stairwells and elevators. “The Simeon teams applied the 24 blocks transported by truck from the factory in Italy where they were prefabricated in one week. They proceed as follows: they start at the corners then bring the different blocks using a mini-crane,” explains Beryl Monnot, project manager at Bouygues Immobilier.
Constraints
The other characteristic of the IGH will be the volume in metal structure develops on two levels placed at 20e stage. Designed to recall the shape of a container, it includes a cantilever whose dressing is a necessity the use of a nacelle. This is another of the devices adopted to carry out a construction site combining the constraints: tight schedule, cramped site – 1,300 m2 of area for a footprint of the building of approximately 1,100 m2 -, constrained environment in urban areas (maintaining in operation the access to the car park of the neighboring building located under the eastern facade, construction of the northern facade directly above the neighboring building and close to the flyover of the A55 motorway West).
