Near Toulouse, a new economic activity zone will emerge from the ground: here is the project

The works development began in September 2022 and will last approximately one year. In total, 35 batches will be offered for sale as part of the creation of a new business area, known as “Pont Peyrin 3” in Isle-Jourdain (Gers).
Objective: “one thousand jobs”
The current activity area already has 100 companies (Abrisud, Air Cost Control, Cafés Di-Costanzo, CYCLELAB Group, Carrefour, etc.) and brings together more than 750 jobs. This new project proposed to reach “a thousand jobs”, entrusts to Actu.fr Francois IDRACboth mayor of Isle-Jourdain and president of the community of municipalities of Toulouse Gascony.
Located “33 kilometers from the Capitol Square and approximately “25 kilometers from the airport”, the new “Pont Peyrin 3” business park will contain a sector for industrial and craft activities and a sector for the activities of shops and of services.
This extension aims to develop 13.6 hectares of economic land – including 8.5 hectares that can be sold – and thus respond “to the many requests for land reported in recent years by local businesses and project leaders”, indicates the elected official.
“This activity area is not in the middle of the countryside”
At the time of the fundamental sobriety and the fight against soil artificialization, the mayor of Isle-Jourdain takes on this project. “This is the extension of an existing business park,” he recalls.
“This activity zone is not at all in the middle of the countryside, it touches the current activity zone. These lands are out of the agricultural environment. Afterwards, you have to know what you want! For a long time, the Gers bet everything on agriculture. Today, agricultural employment is dwindling. If we want to create jobs, we are obliged to develop new areas of activity. The elected officials from the west, north and south of the department envy our situation. They have created zones, but no one comes. »
The president of the Community of Communes of Toulouse Gascony is confident about the viability of the project: “We already have companies on site, like Abrisud, who want to expand. In addition, many companies that cannot expand near the Toulouse metropolitan area come to see us. »
In addition to an expansion of the business area of 3.7 hectares by 2027, Francis Idrac is also planning a “Peyrin 4 Bridge”, of about ten hectares, by 2030.
As regards “Pont Peyrin 3”, the first constructions should come out of the ground in the first quarter of 2024. The companies selected within the framework of a call for projects will have to meet several criteria, in particular in terms of job creationbut also concerning their commitments in the ecological transition.
35 lots, between 500 m² and 5,000 m²
Structured around a large tree-lined green corridor, the activity zone offers 35 lots whose area varies between 500 m² and 5,000 m² (with the possibility of merging certain lots to accommodate large-scale projects).
The sale price is between €32,500 (500 m2) and €325,000 (5,000 m2). The land will be sold serviced and terraced.
For several years, the community of communes has said that it has received “a large number of requests for land even though land availability is very limited”, can we read in the call for projects.
A mechanism for selecting candidates
Faced with this context of land scarcity on the one hand, and due to strong demand on the other, the local authority has therefore activated a system to select “the most relevant projects to host”. Objective: to ensure “good use of land in a context where the fundamental sobriety becomes a public policy imperative.
The project leaders selected will benefit from support
– Preparation of the promise of sale of the land
– Pre-examination of the building permit file
– Support for the integration of renewable energies (ENR) and the energy performance of buildings
– Help with the revegetation of the site and the planting of trees adapted to ecological issues
This new area of activity will necessarily have consequences on the demography of Isle-Jourdain. The town could have up to 11,000 inhabitants by 2035.
“The city is growing. It now has 9,200 inhabitants. In the new PLUiH (Local Intermunicipal Urban Plan), we have set a ceiling of 11,000 inhabitants by 2035. As such, we have almost halved the buildable areas in our territory. We had a growth of 3.5% per year, for the past ten years. According to the studies, we think we are limiting ourselves today to 1.6% per year. Until 2026, Isle-Jourdain should gain 120 inhabitants per year. »
