Commentary Toulouse Métropole Habitat is betting on energy sobriety
Toulouse Métropole Habitat, which manages 18,700 public housing units in the Toulouse metropolis, claims to have adopted energy sobriety. The social landlord has reduced its energy consumption by 37% in ten years.
“Toulouse Métropole Habitat (TMH) did not wait for the current energy crisis to carry out massive actions against excessive energy consumption, but being to control rental charges”. The leading social landlord in Toulouse with 18,700 social housing units managed in the agglomeration, highlights the various levers used to reduce the cost of energy for its tenants: price negotiations for collective gas and electricity in common areas, maintenance, equipment, changes in behavior.
TMH promotes a Medium Energy C label for its 9,000 collective heating installations, 56% of which are connected to the Mirail district heating network. 9,700 homes have individual gas or electric heating. TMH claims 3,136 m2 of solar panels (photovoltaic or thermal) and the systematic installation of renewable energy on new operations or renovations.
Advance gas and electricity orders
The Toulouse lessor has launched a major thermal renovation plan for its residences and aims to have 80% of its park new or renovated less than 15 years ago by 2026. The negotiated tariffs for electricity in the common areas (€174 incl. tax/MWh instead of €350) allow an annual gain of €60 per year and per dwelling. For tenants equipped with a collective gas heating system or one connected to the heating network, TMH guarantees savings of €329 including tax per dwelling and per year.
The replacement and maintenance of heating appliances, better management of heating and investments in insulation will enable savings of 37% in consumption in ten years for collective heating.
