Offer of new apartments: the largest in the vicinity of Prague, the smallest in the Příbram region
The only administrative districts whose population decreased during the first half of the year were Sedlčansko (Příbram district) and Čáslavsko (Kutná Hora district). For the sake of clarity, it should be added that the figures do not include people who were granted temporary protection in central Bohemia in connection with the war in Ukraine.
The figures mentioned confirm a trend that both developers and real estate brokers have been talking about for a long time: people’s interest in living in Central Bohemia is not waning. The reason is mainly the insufficient supply and high prices of new apartments in Prague. These were sold for an average of 147,884 crowns per square meter at the end of the third quarter. The average bid price of a new apartment per square meter was 154,181 crowns. In a year-on-year comparison, this represents an increase of 17 and 12 percent, respectively.

And even though the prices of apartments in new buildings in Prague are currently stagnating, and according to estimates they should stabilize at the level of 145 to 150 thousand crowns per square meter for some time, many people still find a new apartment outside the metropolis to be more feasible. “The average price at which new apartments are now being offered in Central Bohemia settled at 97,888 crowns per square meter in the second half of October, while the transactional price is only slightly lower at 91,369 crowns,” says Petra Martínková, press spokesperson for the Trigema holding . .
The difference between how much you can buy a new apartment in the metropolis and beyond is significant. However, even in the Central Bohemia region, the prices of new apartments have been rising over the past twelve months. According to the Deloitte Develop Index, the data of which was based on the Cenovemapy.org portal, at the end of October last year, a square meter of a new apartment in central Bohemia was sold for “just” 72,300 crowns on average.
Where to for a new apartment?
According to the real estate portal Flatzone.cz the most numerous offer of new flats for sale within the Central Bohemian Region is now presented by cities and municipalities in the Praha-východ district, where there are currently around 520 vacant units. Developers in the Prague-west district offer only a few dozen fewer apartments to those interested in buying an apartment in a new building. Here you can choose from 460 apartments. The pair of Central Bohemian districts, in which the supply of new housing is currently the most generous, is ably seconded by Kladno with approx. 360 vacant apartments.
The interest of developers in the construction of residential projects in the mentioned districts is logical. The towns and villages there are traditionally popular. The reason is primarily their more or less problem-free transport accessibility by Prague Integrated Transport buses, the P+R parking lot on the edge of the metropolis and the connection to the metro. The center of attention is also places that are connected to the capital by railways or locations with a higher offer of job opportunities without daily commuting to Prague. Mladoboleslavsko belongs to them, for example.

According to data from Flatzone.cz, the Central Bohemian region as a whole offered 2,220 apartments for sale in development projects at the end of October this year. It is slightly less than half of the amount that people can choose from in the territory of the capital city of Prague. There, the supply of new housing at the end of the third quarter was 4,700 units.
