Rising rates affect demand in Lyon
Meilleurs Agents, carried out a study aimed at deciphering the impact of the upward trend in credit rates city by city.
In a context of purchasing power at the heart of the news, interest rates have been on the rise since the start of the year, after having reached low levels in recent years. The online real estate valuation specialist, Meilleurs Agents, has carried out a study to decipher the impact of this upward trend in rates, city by city. For this, he analyzed the solvency of a household made up of two people for the purchase of a 50 m² dwelling.
The French remain solvent
According to the specialist, rates peak around 2.65% at the start of autumn. Also, “the French remain solvent for the purchase of a 50 m² since to date and all territories combined, more than 64% of households are able to buy a property of this area”. Nevertheless, the 80 basis point rise in interest rates since last January, coupled with the general rise in real estate prices of around +4.6% in France over the same period, will not have had no impact on households. Even those who were considered solvent at the start of the year have now excluded themselves from the market. They were 70% in January to have sufficient purchasing capacity, a loss of 6 points in 10 months, notes Meilleurs Agents.
