The residents of Hlubočep definitely breathed a sigh of relief. Their dispute with the developer, which has been going on since 2016, has a clear winner and that is the local residents. Right at the entrance to the Prokop Valley, the developer wanted to build two apartment buildings, the locals didn’t like that, and so began a long-standing lawsuit. The local association of Prokopovo began to sue the developer JRD after obtaining all the necessary permits from both the municipality and the fifth district of the city, and there was a real threat that the popular piece of green, where children could play and adults could chat, would disappear.
The locals also tried to appeal to Prague 5 to agree with the developer on an exchange for another plot of land. Prague 5 also did that, but not in the way the locals and other residents of the five imagined. A relatively small and unknown patch near the Prokop Valley exchanged the city district for a plot of land by the railway bridge right across from the newly growing Smíchov City.
“The result of this festival of filth is that dThe developer acquired an incomparably more lucrative plot of land in the central part of Smíchov, and the town district lost a children’s playground there. However, we saved our patch, mainly because we have a place to drink beer and walk our dogs,” describes Josef Matoušek, the chairman of the Society for the Protection of the Prokopské and Dalejské údolí, bitterly.
At the same time, there was no need to exchange land at all. As Matoušek claims, it was enough to wait for the end of the court process, which he himself started in 2012. In it, the judge recognized after six years that no construction may be done on the plot near Prokopské údolí, because it is not the law. However, it would remain in the property of the developer and the land could lie fallow.
The developer JRD plans to build an office building on the newly acquired land. Together with Property N74, he already acquired building permit for a sustainable project called Viaduk Anděl. Construction of the building, which will have 7,800 square meters of rentable space, is scheduled to begin this October and end two years later. In addition to the pipe mail system, the pipes of which also make up the design of the entrance, or the community application Sharry, used to control the entry of people into the building and the reservation of meeting rooms. There is also a green terrace on the roof. According to initial estimates, the construction should cost about one billion crowns.
