The Prague management approved the study of the Žižkov Freight Station and the tendering process

Prague – Prague councilors have approved an urban planning study, according to which a new neighborhood is to be created in the area of the Žižkov Freight Station (NNŽ) in the future. The councilors also decided on the preparation of architectural competitions at the elementary school in the station building and at the public square, including a large park. They also approved the study of the Jarovská class, which is supposed to connect the new development with the future city circuit.
In the last few years, representatives of the municipality, Prague 3 and private investors who plan to build in the extensive area have discussed the study. These are the companies Central Group, Penta Real Estate, Sekyra Group or Finep.
The Central Group company started the construction of the first houses in the northwestern part of the area, but to build on most of the area, it is first necessary to change the zoning plan. The city has been preparing the change since 2009, the study approved today is to serve as a basis for its approval, and the two documents should correspond. The study will also serve to prepare contracts with developers that include negotiated financial contributions from the city or the layout of public infrastructure.
According to the study, up to 15,000 inhabitants are to live in the new district in the future, there are to be parks and several educational facilities, including elementary schools in the functionalist building of the railway station. The city will organize an architectural competition for it. The city will also launch a competition for the design of a park to be created in the central part of the territory and other public spaces. According to the municipality’s plans, a tram line will be built on the northern edge of the territory along Malešická Street. Nová Jarovská street will connect the district to the future section of the city ring road.
According to earlier information, the city has pre-negotiated contracts with developers, which will contribute about 852.3 million crowns to the city’s infrastructure. Another approximately 702.8 million will be invested by the developers themselves, according to the statement of Deputy Mayor Petr Hlaváček (for TOP 09), in the form of leaving land for an elementary school, building squares and parks, and building a school for 650 pupils.
At the beginning of the year, at a meeting of representatives, the proposal to change the territorial plan was criticized by representatives of a petition of local residents with 3,600 signatures. According to them, the proposal does not include enough space for schools, parks and other civic amenities, the population density is supposed to be too high, and the city does not deal with the increased traffic burden that the new district will bring.
The functionalist building of the station itself is owned by České dráhy, which in the past formed a joint venture with the developer company Sekyra Group Žižkov Station Development, which has a pre-emptive right to the station building. The city is now considering whether to buy back part of the building or whether to establish a joint venture with the Sekyra Group aimed at revitalizing the station and turning it into a cultural and social center. According to an earlier agreement, the functionalist station should house the headquarters of the National Film Archive, cultural and social spaces or a primary school. Sekyra Group also wants to build apartments and commercial spaces there.
