As part of the construction of a new district on Rohanské Island, the developer Sekyra Group will provide half a billion crowns to the city and district of Prague 8. The money will be largely used for the construction of a new elementary school and a park.

Representatives this year praised the new rules for developers and their shares in infrastructure development. For this, they also consecrated the change of the territorial plan so that construction could be done on Rohan Island.
“We welcomed the establishment of clear and transparent rules of cooperation between the city and private investors, which will allow construction to be unblocked. Approval of the change in the territorial plan is an important milestone in the revitalization of Rohan Island. Today, the location represents the largest unused area in the neighborhood of the historical core of Prague. Without this change, it would not be possible to carry out full-scale development of the site as envisaged by the approved urban planning study,” stated in a press release Leos Anderleexecutive director of Sekyra Group.
According to the Institute of Planning and Development, the total cost of the project is 18 billion crowns. Eleven thousand people are expected to live and work in the district after completion. The developer has now agreed with the city that it will provide a contribution of 560 million crowns for the development of the area.
Due to the construction of a new district on Rohanský island, the Prague 8 district will also have a new elementary school built. The agreement also includes regulatory elements
“Here, we successfully applied our new rules again and negotiated a joint agreement between the city, the city district and the developer, thanks to which a binding regulatory drawing was created in the case of Rohanské ostrov, and at the same time we received the highest contribution to date in the amount of over half a billion crowns. This amount will be used to support the construction of new elementary schools or a new park,” he said in a press release Petr Hlavácek (STAN), Deputy Mayor for Territorial Development and Spatial Planning.
According to Hlaváček, the agreement also includes regulatory elements that the developer must not violate. “They establish, for example, the street line (defines the shape and direction of the streets, height limits (houses must not be higher than the original Karlín development), sufficiently wide sidewalks, the need for an active ground floor (shops and services) or the creation of a promenade along the coast,” Hlaváček described on his Facebook.
According to the City Hall of Prague 8, the developer will contribute almost 123 million crowns to the Rohan school, which can accommodate 800 children, and another 243 million crowns as part of the additional payment. The rest of the price, which is estimated at one billion, is paid by the capital.

“The first agreement on cooperation was already concluded in the last election period, and as the project takes on a concrete form, our requirements also became more precise. is a cooperation agreement between the Prague 8 district, the capital city of Prague, and the investor, where the investor has committed to total performance for more than 700 million crowns. This part also includes the non-monetary performance of the contribution,” the chairman of the Commission for Territorial Development and Monument Care informed in a press release Radomír Nepil (YES).
Until the middle of the last century, the area was a riverbed, which was later filled in. Pocha was used for industrial and warehouse purposes and over time it became an unused brownfield interspersed with greenery with an area of almost 21 hectares.
Previously, it was considered that a swimming complex would be built on Rohanský ostrov, which would be one of the Olympic buildings within the framework of Prague’s bid to host the games in 2016. After that, they were already working on the idea of building a residential location here. According to information on the developer’s website, the project should be completed in 2033.
