Accommodation Prague: Serviced apartments are thriving
A serviced apartment represents accommodation between an apartment and a hotel. It has its own facilities, including a kitchen, it has the possibility of washing, ironing, changing bed linen and cleaning. Compared to a hotel, it offers a larger average room area and provides flexibility in the length of stay from a few days to several years.
Vihorev Group, which operates serviced apartments in Prague’s Smíchov district, is following the return of guests from abroad this year, although the majority are still Czechs. OFUkrainians, Germans and Poles most often use accommodation abroad. “Once again, short-term stays prevail, which we appropriately supplement with medium-term stays and thus achieve high occupancy,” said Tomáš Wildt, the company’s operations director.
He added that for the available room it has doubled at the most and is even higher than in 2019. At that time they were on average 50 euros (about 1233 CZK), this summer it is 15 euros (about 370 CZK) more.
According to him, the Vihorev company now builds new capacities in the Honest Karlín project, where 31 apartments will be created. Completion is expected in the third quarter of next year. Further construction in Říčany is planned, where the former Alfa Tower building will be rebuilt. The project will provide 120 apartment units and an office center, and should be completed in the first quarter of 2024.
Zeitraum has been offering serviced apartments in Prague’s Opletalová street since last May, this year it opened a second building in Krakovská street. At the beginning of the year, demand grew mainly for medium-term stays from three weeks to three monthssaid company director Zdena Noack.
Interest in longer accommodation is mainly shown by families or company employees. According to her, expectations were met even for short-term stays. “With the onset of warmer months, thousands of tourists returned to Prague and were the clear choice for those looking for hotel comfort with a homely atmosphere, where everything they need is within reach,” she said.
The Orea Hotels & Resorts chain also opened serviced apartments in Senovážná Street in Prague last summer. The largest number of guests come from Germany, Great Britain and Italy, visitors from the United States of America are also represented. “The apartments are most often booked for three to four nights, but there are neither weekly nor longer stays,” said Jiří Fontana, director of the chain’s retail chain. According to him, Orea Hotels will try to digitize the apartments as much as possible. He is also working on new projects in the capital and beyond, he did not reveal the details.
