Zurich: “Maaglive” project one step further
Swiss Prime Site has recently submitted the planning application for the “Maaglive” project, which is to take shape in the coming years on the Maag site at Zurich Hardbrücke station.

The aim of the “Maaglive” project is to supplement the currently defining office uses with living, culture and gastronomy and thus to enliven the entire area around the clock. It is to be built according to the plans of the Berlin architects Sauerbruch Hutton, the winners of the project competition. An ensemble of three very different solitary buildings is planned – a high-rise building, the inventoried building K and a new cultural center. Public space is planned in between, a square with around 80 tall trees. According to the planners, the “urban forest” as a “new, lively and climate-friendly center in Zurich West” should in future, together with other green spaces, contribute to reducing heat and ensure a pleasant microclimate. The leaf canopy of the treetops will give the square the quality of stay that has been lacking in this area, as will the uses planned on the ground floors, says Drazenka Dragila Salis, Head of Development & Construction at Swiss Prime Site. There are also plans to open up the quarter, including new footpaths and cycle paths.
The high-rise building with its basically flexible usable areas is primarily intended for residential use. Where noise pollution is high, studios should complement the small apartments; A workspace with a café and wine bar is planned in the two-storey base. Building K, freed from all annexes, is to be given a new lease of life as a monument and cultural center; In addition to a foyer, restaurant and bar, it will include a market hall, a book café with a gallery and an open space with a lounge and bar, and create operational synergies with the new, open-use culture center next door.
Swiss Prime Site AG does not expect construction on the major project to begin until the third quarter of 2024 at the earliest. Appeals are to be expected – not least because the Maag Hall, which is currently used as a theater and event hall, would have to make way for the realization of “Maaglive”. Ideally, Maaglive could be occupied in the third quarter of 2027, according to Swiss Prime Site. The investment volume is estimated at around CHF 135 million. (bw)
