On average, there are two people per inhabited apartment in Prague. This is the least of all regions. In the city, the largest number of people living alone are registered, while apartments occupied by more than four people are not very widespread. This follows from the data of the Czech Statistical Office (ČSÚ).
The largest number of inhabited apartments in the capital is occupied by only one person, according to the CZSO, there are 275,733 of them. Interestingly, this is almost the same number as all the inhabitants of the Karlovy Vary region (283 thousand).
Two people live in 181,840 Prague apartments and three in 84,671 apartments. Four-person households occupy 65,696 apartments. Five people live in Prague in 15,104 apartments, and six or more people live in 4,661 apartments, which is the least per capita of all regions.
The CZSO claims that 1.28 million people live in Prague. The Institute of Planning and Development of the Capital City of Prague claims in a current study that even 1.6 million people live permanently in the capital city. In that case, there are already 2.5 people per apartment.
“And this ratio may continue to deteriorate. The construction of new apartments in Prague is still stagnant, even though the metropolis is constantly growing,” said the CEO of the development company Ekospol Evžen Korec.
According to the latest data from the CZSO, the Czech capital grew by 2,556 new residents during the first year of this year. The people who immigrated to Prague have a fundamental share in this.
In contrast, only 1,217 apartments were completed in the capital in the same period. If they only served new Prague residents, at least two people would have to live in each apartment, which does not correspond to the ratio of one-person households.
Housing construction is thus increasingly lagging behind demographic development. “Until the approval of new buildings is fundamentally accelerated and a regional plan allowing large-scale housing construction is approved, nothing will change.” And the availability of housing will still be as dismal as it is now,” added Korec.
