Real Estate Oscart is a district development in Budapest
For the first time in three decades, Hungarian district development was awarded at the world’s most prestigious real estate development competition, FIABCI, according to the press release of Property Market Kft.
The next phase of urban park development has started, in the framework of which Mihály Schrancz, the managing director of Property Market Kft. The recognition is largely due to the 15-minute city concept used in Hungary alone, which shifts the focus of transport from cars to pedestrians and bicycles. It serves as a model for the people-centered, sustainable, livable transformation of big cities.
This is the first district development in the three-decade history of the world’s most prestigious real estate development competition, which has won an award to Hungary. The jury of Fibaci, the real estate Oscar, gave outstanding concrete answers to BudaPart’s answers to environmental challenges, eco-awareness, which is also part of the new development that will start this year.
In the third phase of the green developments of the BudaPart project, the area of the city park will be expanded by 3 hectares, which will reach 20 hectares by the end of the development, making it the fifth largest public park in Budapest. So far, a total of 13.5 hectares have been renovated and quality maintained under the project, with 110 trees and 1,000 square meters of shrubs planted. The Lágymányosi Bay, also owned by the investor, will increase the total area by 10 hectares.
One of the significant points of the tender was the presentation of the main environmental challenge, the fact that the Kopaszi Dam includes not only the preservation but also the expansion of the flora and fauna of the area.
Green aspects, sustainability and eco-awareness also appear in office developments. These include energy-efficient solutions, water-saving irrigation and equipment, the installation of electric car chargers, and a high proportion of built-in materials with recycled content. In residential buildings, intelligent solutions, a built-in smart home system, ceiling heating and cooling, smart sockets and remote-controlled thermostats also reflect a sustainable approach.
The appearance of a health-conscious development direction was also important, a good example of which is the southern edge of the district, where a hilly area suitable for sports and recreation is being created. The size of the area, its location on the waterfront, its surface on the waterfront, the proximity of the Danube and the city center create a potential cocktail that can make the development a new city center in itself. The area along the Danube was of outstanding importance due to the historical, economic and cultural development of Budapest. It is the main ecological and green corridor of the city.
During the construction of the BudaParty Quarter, a city is provided to create the best living environment, according to the “1 minute city” principles. There is no surface parking system in the area.
The company’s first project, BudaPart, was launched in 2016. Of the area developing as a special part of the city, 10 hectares is the Lágymányosi Bay water surface and 20 hectares is a city park, part of which is one of the largest public parks in Budapest, the Kopaszi Dam.
The approximately ten-year investment, which will be implemented in a maximum of six phases – will be built on 54 hectares, with 3,000 apartments in 15 residential buildings, 250,000 square meters of office space and 15,000 square meters of commercial space in 12 office buildings – where about 25-30,000 city dwellers can live and work in the near future. .
