Prague will start preparing for the reconstruction of Ďolíček, it wants to build in its vicinity

Prague – The Prague-based Prague Development Company (PDS) will start preparing architectural competitions for the reconstruction of the Ďolíček stadium in Vršovice and the construction of an apartment building and a sports hall in its vicinity. City councilors decided on that today. The reconstruction should include an extension with commercial premises. The apartment building with 120 to 140 apartments is to be built in the parking lot west of the stadium and the sports hall opposite in front of Vršovická Street. The city bought the stadium from a private owner in 2018.
During the reconstruction, the stadium should be expanded so that its capacity meets the standards for first-league matches and matches in European competitions. He doesn’t meet them now and the Bohemians club has a long-term exception. According to the approved document, it is also considering expanding the city’s southern grandstand at Vršovická Street with offices and commercial premises that the city could use for its own purposes or for commercial lease.
In addition, the municipality plans to build a house with city rental apartments in the adjacent parking lot. In addition to apartments, the city counts on other commercial areas. “The project also assumes that more than 100 parking spaces will be built,” the document said.
A new indoor sports hall is to be built opposite the stadium across Vršovická Street near the Přípotoční Grammar School. According to the city’s intention, it should be used by grammar schools, sports clubs and the public, and should include, in addition to sports areas, retail space for rent and a garage for 300 cars. Parking should also be available to locals.
In addition, the city plans to modify and improve the passage around the stadium. All planned projects will be prepared by the DSO in cooperation with Prague 10 and other organizations, which should ensure better coordination of the development of the entire site.
PDS, which is a contributory organization of the capital, estimates the cost of preparation and construction of an apartment building at about 620 million crowns, while the sports hall is estimated at more than 350 million crowns. In the case of the stadium, the costs of the reconstruction of the western, northern and eastern grandstands are estimated at 340 million crowns. According to the DSO, the planned construction of a building with a south grandstand and commercial areas will cost CZK 225 million or 450 million, depending on the scope.
The city began negotiations with the private owner about the transfer of Ďolíčko in 2011. The stadium was first wanted to buy the city district of Prague 10, but the previous management of Prague did not agree. In the last election period, an agreement was finally found that the city would buy the stadium. The Bohemians 1905 football club is playing in the stadium, and the uncertainty about the stadium has caused him problems for years.
