The construction of flats in the region started well last year, coronavirus
The construction of flats in Central Bohemia started last year with the restriction of the next coronavirus year. According to preliminary findings from the Czech Statistical Office, the number of housing starts in the region increased by 38.7 percent. In a nationwide comparison, it was mostly after the capital city of Prague; the metropolis recorded an increase of as much as 123.7 percent. On the other hand, the number of completed dwellings in Central Bohemia fell by 6.6 percent year on year; Prague also saw a decline: by four percent.

As in the case launchedso finishing The share of the Central Bohemian Region in the nationwide construction is about 18 percent. According to Iva Šnejdová from the Central Bohemian administration of the Czech Statistical Office, the region represents the national leader in the intensity of housing construction per capita. This is reflected especially in the immediate vicinity of the capital: it has occupied a privileged position in the national comparison for a long time; especially the district of Prague-East.
Last year, statisticians recorded the start of construction in the Central Bohemian Region as a total of 8,079 dwellings: there were 2,256 more than in the previous year. The share of dwellings in new family houses in construction started fell from 78 percent to 60. This is also a reflection of the activity of developers launching their large projects. This time, Kladno overtook Prague-East, with both districts dominating in the national comparison. “The absolute number of started flats exceeding the limit of thousands of flats was in the third and fourth place among the districts of the Czech Republic in the year,” said Šnejdová.

“In the Kladno region, where construction of 2.6 times more flats began than in the previous year, the third number of flats in new apartment buildings after Prague and Brno was started in 2021; the district of Prague-East even recorded the highest number of flats started within family houses in all districts, ”she further stated. With the addition that in terms of year-on-year growth, the district of Kutná Hora was still high with a 2.1-fold increase. The construction of flats also increased in the Mladá Boleslav, Prague-West and Nymburk regions. On the contrary, Rakovnicko remained on the tail not only in the national settlement, but also within the republic: out of 77 districts, it held the fifth lowest position (fewer flats began to be built only in the districts of Písek, Jeseník, Sokolov and Most).
Last year was a record year
According to statistics, the development of housing in the region has been relatively volatile in recent years: periods of expansion, stagnation and repeated construction recovery have alternated. Recently, in 2020, the number of housing starts fell by a tenth, but in 2021 a high year-on-year growth of 38.7 percent followed. This was a record increase: the highest year – on – year increase in the entire period under review since 2000.
