Prague will build new flats in Libuš, Nové Dvůr and Krč
The study of the future use of the area intersected by Novodvorská Street was prepared for the municipality by the UNIT architects studio. It counts on a total development volume of 397 thousand square meters of gross floor area.
“Roughly 50 percent is for the housing administration function, 25 for use, 15 for commercial use and 10 percent for public facilities, sports and recreation and other functions,” says the territorial study. The opposite of the dense urban development in the vicinity of the metro station is to form the natural area of Jalodvorská louka, where the study suggests recreational and leisure use.

In the draft of the Metropolitan Plan, the surroundings of the Dvory station have so far been marked as a conversion area with a height of eight above-ground floors at Libušská Street and possibly 12 floors at Durychova Street.
As the study points out, part of the land may remain the property of the city for the purpose of building school facilities, parking or city rental apartments. Projects here in the future are also planned by the contributory organization Prague Development Company, which is in charge of the development of municipal land and the construction of mainly affordable rental housing.

A new school will be needed
“Nové Dvory has the potential to become dozens of multifunctional centers, which, in addition to the inhabitants of the surrounding family houses, will include thousands of people from the Kamýk, Novodvorská, Krč, Libuš housing estates and, thanks to the tram line, partly from Modřany,” says UNIT architects. At the same time, however, the study points to the fact that the locality lacks civic amenities.
Due to the planned increase in the population of Lhotka, it will be necessary to build a new primary and two kindergartens. “It is important to support the change of the zoning plan for the primary school, so that there is no situation where the housing plans will have a building permit, but the school will not be solved, or the existing equivalent of the plan will be blocked,” recalls the zoning study.
Culture and surgery are missing
There are no cultural facilities within walking distance of Nové Dvůr. “The Nový Dvůr building could become a suitable place, to which they are the only building with a historical reference to have a local relationship. In the past, negotiations were held between the private owner of the building and Prague 4 on the possibility of exchanging the building for other lands, “the study recalls.

The capacity of medical facilities will also be insufficient. Prague 12 currently has one polyclinic in Modřany for 66,000 inhabitants, which is three times more than the Prague average. There are seven polyclinics in Prague 4, but not within easy reach of Nové Dvůr. The zoning study therefore recommends building polyclinics near the future metro station.
Another ten thousand people in Libuš
Nové Dvory is not the first station in Déčka; the municipality had a territorial study prepared for the immediate vicinity. According to the architects, even four thousand flats for almost ten thousand people and office buildings, which represent two thousand employees, can be built in the Libuš station site.

It counts on a combination of administrative and residential functions, “says the territorial study of the housing estate and the surroundings of the future Libuš station, again from the UNIT architects workshop.
The real estate group CIB, in turn, commissioned an urban study for the area around the future Písnice station. In addition to owning an existing housing estate of more than seven hundred flats, he intends to embark on his own development. Pavel Hnilička’s architectural studio, which prepared the Písnice study, considers it logical to create a local center above the subway vestibule, where the town hall could also be located.

Center in front of the hospital
Private owners already have large plots of land at the upcoming metro stations Nádraží Krč and Nemocnice Krč. The company Reflecta Development, representing, among other things, the owners of the plot from the ranks of restituents, the municipality and the city district of Prague 4, already presented plans for the establishment of a shopping center, offices and apartment stoves opposite Thomayer Hospital.
The construction is also planned by the residential developer Central Group, which, with a view to future development, bought the older office and accommodation complex Business Centrum Zátiší in 2017.
