Toulouse Métropole Habitat is accelerating the renovation of its park
The social landlord Toulouse Métropole Habitat aims to have, by 2030, 80% of its stock either new or rehabilitated for less than 15 years.

As part of this ambitious project, Toulouse Métropole Habitat (TMH) is accelerating the renovation of its housing so that 80% of its stock will be new or renovated less than 15 years ago. “Our strategy is effective around two main points: the construction of social housing and the rehabilitation of old housing to comply with new environmental and energy laws”, explains Bertrand Serp, president of TMH. It must be said that a good part of the 18,700 housing units of the social landlord, which has just celebrated its centenary in April 2021, requires maintenance and rehabilitation work. “Half of our park is located in priority areas of the city (QPV). In these sectors, the majority of buildings were built between the 1960s and 1975s,” explains Bertrand Serp. For Luc Lavenutre, the general manager of TMH, the objective is to rehabilitate 4,500 homes by 2030. “In five years, we have gone from 35% to 65% of homes renovated today”, says he.
To carry out this modernization of the park, the social landlord has provided an envelope of 25 million euros per year. That is a budget of between 25,000 and 60,000 euros per accommodation. Exterior insulation, joinery, renewable energies, etc. TMH aims to raise the average energy label of its fleet from D to B by 2030. Inaugurated last week in the presence of the mayor of Toulouse and president of the metropolis Jean -Luc Moudenc, the Ferrets residence in Les Pradettes is the perfect example.
According to Bertrand Serp, the president of TMH, these works also allow residents to significantly lower their rental charges.
