Why is Prague no longer building a second Vinohrady?
The whole of Europe is solving the problem of the lack of housing. However, even in the foreign media, Prague is presented as the ten worst examples. The problem is wide and the solution is complex. In Vinohrady, however, one can describe how crucial the population density is.
In recent years, there has been a great deal of suburbanization in Prague, and the inhabitants of the city have moved on to the Central Bohemian Region. However, the construction of house rings around Prague results in, among other things, a low population density – that is, fewer people live in the area. This is not only a problem in the suburbs of Prague itself, but also in parts of Prague where residential areas or family houses predominate.
In this respect, Prague, with 25 inhabitants per hectare, is one of the less populated metropolises in Europe. With a similar population, Milan is almost three times smaller and has an average of 73 inhabitants per hectare. The population density in Munich and Vienna is around 40 people per hectare. Warsaw and with a similar area of Bud as Prague reach the number of 33 people per hectare, good intellectual property rights.
At the same time, population density is important for the future. Not only in terms of solving the housing crisis, but also because of the construction of sustainable housing or addressing climate issues and other challenges. Vinohrady is one of the Prague districts with the highest population density in the capital. Together with parts of Vršovice, Žižkov and Dejvice, they are an example of so-called block buildings in the metropolis.
