Imagine a third place in the heart of the new district
Winner in 2018 of the competition for the development of the former CEAT, Altarea and Crédit Agricole Immobilier identified La Soufflerie, a center of scientific experimentation in aeronautics, as a heritage element of the site to be preserved and enhanced. After a study phase conducted with the firm URBANOVA, which specializes in the development of third places and after consultation with the Toulouse metropolitan area, this emblematic place in the district is opening a new chapter in its life.

Respond to territorial ambitions
This AMI (Call for Expression of Interest) aims to identify a consortium for the acquisition and operation of the site. The developer is involved in a project with metropolitan influence, which remains consistent with the peaceful character of the neighborhood under construction. Candidates will also have to ensure the inclusive nature of their project and the solidity of the economic model that underpins it.
Reinterpreting an atypical architecture
The ability to enhance the atypical architecture of the wind tunnel will be a key point of attention. With a floor area of 1,000 m² and a height of 15 meters, the building is lit by two large industrial windows. The third place will also be able to qualify on two levels of new surfaces and a roof terrace, attached to the industrial building and representing 1300 m², which are included in the sale.
Four themes have been selected to position this site, consistent with the current and future offer of the metropolis: Art and Culture, Science and Technology, Leisure and Well-being, and finally Ecological and Citizen Transition.

Opening scheduled for early 2025
Candidates are invited to submit their first proposals by 1uh March 2022. They will be decided at the end of two phases, in particular to assess the programmatic ambition as well as the proposed concept. The announcement of the winner is expected this summer 2022.
