The City Hall of Prague 4 continues to reject the high-rise office building on Budějovická
In a zoning decision issued in December this year on the basis of an order from the Building Regulations Department of the City of Prague, the Prague 4 Building Authority stated that it acted in accordance with the legal opinion of the appellate body appealed by the project developer OPAL REAL.
The building authority thus issued a different opinion to the building department of Prague 4.

However, the City Hall insists that the approximately 70-meter-long AC Budějovická building is not in accordance with the Master Plan of the Capital City of Prague, specifically with the limits of possible development in a stabilized area.
In addition, the town council’s fourth meeting brought the city council’s attention over the change of opinion of the department, which issued a decision by the building authority, according to which such a project is not in accordance with the zoning plan, exceeds the surrounding area and violates regulations on sunlight and lighting.

However, the municipality fundamentally disagrees with the fact that there would be any change of opinion in relation to AC Budějovická. According to him, the Department of Building Regulations only decided that the Prague 4 Building Authority must finally decide and not delay. However, the municipality did not bind the Prague 4 office, as it should specifically decide.
“The municipality did not change any of its decisions, it did not assess the function itself, the legitimacy of the construction. By the decision, we only responded to the inactivity of the local building authority. In short, the building authority must decide on the matter within the given deadline. Disputes over the project, which received a positive EIA opinion in March 2014, dragged on for many years – a zoning decision was issued by the Prague 4 Building Authority in 2014, but the municipality canceled it in February 2016 in response to ongoing disagreement and appeal. In March of the same year, the building authority suspended the proceedings.
In addition, a petition was signed five years ago, signed by about two thousand people. Among other things, they argue that the new administrative project will significantly burden the traffic, which will, among other things, negatively affect the environment.
