Real estate. Why prices continue to increase in Toulouse at the end of the year

Purchasing power will undoubtedly be one of the subjects of the 2022 presidential election in France. Electricity, gas, basic food products (pasta, rice, etc.): everything is increasing and this is the meaning, for example, of the inflation premium decided by the government and the first payments for which began on Monday 13 December 2021.
Steadily increasing
Real estate is no exception to the rule. And in Toulouse more than elsewhere according to a latest study published by the Hosman agency. An agency which set up in the Pink City at the beginning of October 2021 and which has the particularity of taking charge of the entire sale of a property, for a fixed price of 4,900 euros.
According to this barometer, which synthesizes the data of the site bellesagents.com, Haute-Garonne notaries and their own transactions, real estate market prices are constantly increasing in Toulouse and Haute-Garonne at the end of 2021.
“Despite a less favorable seasonality in winter, Toulouse continues to see the prices of its real estate market climb”.
+ 0.5% in December
For the month of December 2021, the average price per m2 amounts to 4471 euros for goods for sale, “That is to say an increase of 0.5% in one month”, specifies this study (+ 1.3% over the last three months), which continues. “Some neighborhoods stand out, such as the Capitol, which has a price per square meter.2 of 5,618 euros, and the Marengo-Jolimont district where the properties currently for sale are offered at 4,550 euros per m2 on average “.
According to figures from Meilleur Agents dated Thursday, December 16, 2021, the Toulouse property price has even skyrocketed by 3.8% over one year … and more than 56% over the last ten years!
Nantes and Bordeaux down (very slightly)
Because this is the specificity of the Pink City at the end of 2021: prices are increasing while they are settling elsewhere, and are even falling. A Nantes (Loire-Atlantique), another city where the Hosman agency is located, prices are down very slightly by 0.1% due to “the difference between the number of goods for sale and the number of buyers on the market which is decreasing due to “An uncertain health situation and a regulatory decline in real estate projects”.
A symbolic drop which should not hide the fact that in the city of Nantes, prices were however 7.4% over one year!
A Bordeaux (Gironde), after a succession of price increases since in particular the arrival of the high speed line (LGV) from Paris and Tours (Indre-et-Loire) in July 2017, the market “underwent a forced rebalancing in 2021” with a drop in prices of 0.66% in December 2021, or even 2.05% for an attractive district like that of Caudéran.
Likewise, in this month of December, cities like Lille (North) u Lyon (Rhône) are declining at the margin, but are declining all the same (-0.1%).
Why are prices rising so much
So why this Toulouse specificity, which buyers should have gone without?
“Real estate prices in Toulouse have increased less rapidly than in other cities. Result: it does not show a marked slowdown at the end of the year, but only a slightly slower increase than at the most Highs of the year: from March to April. This slowdown is mainly due to a slight drop in demand, due to the still less favorable seasonality after mid-November. And buyers continue to be present even at the end of the year. year”.
Haute-Garonne: + 2.4% in one year
The Haute-Garonne department as a whole is being hit hard by the market situation, with a price increase of 2.4% over the past year. “This increase is the result of changing needs and desires of buyers. In recent months, the trend has been reversed and it is no longer apartments in the city center that attract buyers, but rather houses and building land, ”says Hosman.
At the notaries, the prices of building land (+ 9.4%) and houses explode (+ 6.2%) due to this trend boosted by the various confinements, the health crisis and the effects of teleworking. “Certain municipalities such as Quint-Fonsegrives, Saint-Orens or Balma have seen the price of their old house double”, continues the study.
Strong real estate tension
Another strong marker: the real estate stress index (ITI), which is of the order of 9%. The real estate stress index allows us to understand the impact on the real estate market in the next six months thanks to the ratio between the number of buyers and the number of properties for sale. When this index is greater than 5, it means that there are more buyers than goods to sell. This figure of 9 for Haute-Garonne “undoubtedly heralds a still dynamic year 2022”.
