Prague 4 does not agree with the procedure of the municipality regarding the tower on Budějovická
The town hall has long disagreed with the construction and, moreover, is in conflict with the zoning plan. The municipality is resisting the complaint, according to spokesman Vít Hofman, it was a procedural step to eliminate only the inactivity of the building authority and the municipality did not assess the function itself, such as the legitimacy of the construction.
According to Prague 4, the AC Budějovická building planned by the developer Opal Real is an oversized, deteriorating quality of life and traffic situation. They had previously written a petition from a local resident against the construction of a house up to 72 meters high, and the town hall issued several dissenting opinions.
“Since 2014, we have said no and the municipality has agreed with us. What happened to changing his mind? The discrepancy with the zoning plan is confirmed by the expert opinions that we provided to the municipality within the appeal proceedings. I am very outraged by the decision of the appellate body, which apparently considers that it did not deal at all, and on the contrary, judges all the appellant’s objections of the construction investor as justified, “said Councilor Patrik Opa (ODS).
The Department of Building Regulations of the Prague City Hall has twice annulled the decision of the Prague 4 Building Authority in the last two years, which rejected the application for a decision on the location of the building. In the last decision of 25 November 2021, entitled Order – Measures against Inaction, the municipality described the procedure of the Prague 4 Building Authority as obstructive and ordered it to complete the proceedings by 15 December 2021 by issuing a decision. “It is strange, the municipal officials are forcing the Prague 4 building authority to issue a decision on the location of the building, there is no dispute about these negative effects on the inhabitants,” Opa added.
The municipality does not agree with the town hall’s complaint. “It was a procedural step to eliminate the inactivity of the building authority. The municipality did not in any way assess the function itself, such as the legitimacy of the construction, but we are only ordered by the immediate inactivity of the building authority, “said the municipality’s spokesman Vít Hofman.
The new AC Budějovická house is to have a regular, almost square floor plan with a slightly sloping corner parallel to Vyskočilová Street. It should be up to 72 meters high with 19 above-ground and five underground floors with 70 garage spaces. The tower should contain up to 12,000 square meters of offices.
For about five years, the locals opposed the construction and wrote a petition signed by about two thousand people. According to the petitioners, it will attract hundreds of cars to Krč, which will worsen the environment and increase noise.
