Transformation of Hloubětín: The emergency colony and the gardening settlement are a thing of the past
“Now we are ‘only’ preparing for stage ten, last. It will be presented by the Tampere high-rise building, which will become the dominant feature of the entire complex. However, it plans to start its construction only after the completion of the Lappi Hloubětín project, located in the immediate vicinity of Suomi Hloubětín, ”says Dana Bartoňová, YIT Stavo’s sales director.
The Lappi Hloubětín complex, the construction of which was started in mid-October, will grow gradually in three stages and the offer of new housing in this part of Prague 9 will be expanded by almost 290 housing units. The construction will also include eight commercial spaces.
At Suomi Hloubětín, an area covering an area of more than nine hectares, Lappi will gradually build up and together create a unified unit comprising approximately 1,200 flats and basic infrastructure, including a kindergarten. After its completion in 2029, the area, which once stood, among other things, became an emergency colony called China, will be one of the largest residential areas in the capital city of Prague.
According to the developer, the advantages of the place, the transformation of which was started in 2016, include good public transport accessibility – there is a tram stop right next to the complex, and Kolbenova metro station is about a three-minute drive away. Convenient location south of Kolbenova Street is the proximity of the river Rokytka, which lies in revitalized surroundings provides space for sports and relaxation, a bike path and the nearby park Zahrádky with a playground for children and a fitness park.
Not only the Finnish trail remains around Rokytek
YIT, which entered the domestic market in 2008, is a Finnish developer, so it is significant that the individual stages of the residential district of Suomi Hloubětín are named after Finnish cities and the newly created streets bear the names of important Finnish personalities from culture, architecture and science. This is also the case with the three-stage Lappi Hloubětín project – the Kemi and Ranua stages will be the first to grow here. The first mentioned stage, 98 available housing units, was named after the Lappish village with the only chrome mine in Europe and the largest snow castle in the world, reconstructed every year.
The inspiration for the name of the Ranua stage, in which 111 flats grow, became a Lapland village with another world unique – the northernmost zoo in the world.
However, YIT is not the first, and by no means the last, developer to be located in this part of Prague. To the south of Suomi Hloubětín, between Rokytka and Poděbradská streets, a large district of Nad Rokytkou has grown under the baton of the BCD Group in recent years. At present, its fifth stage – Inspiration Nad Rokytkou with two apartment buildings with 76 units – is currently being implemented, or in the phase when the rough construction has already been completed.
If we let the river Rokytka lead south from Poděbradská Street and K Náhonu Street to Hořejší rybník, we cannot miss another residential project. Reconstruction of the former water mill called Kejřův and construction of new apartment buildings in its vicinity was completed by Star Group companies in 2008. The developer followed up on this project by implementing Kejřova park with 135 flats and Kejřova park 2 with almost 90 units.
However, the list of projects that have signed in recent years and will still be signed on the transformation of this part of Prague 9 is much longer. Basically, next to Kejřova park, there is the Nademlejnská building, a housing project of the Central Group, which looks at the events in the area from a height of twelve floors. The same developer is then signed under the new residential area of Tesla Hloubětín. It will be created gradually in five consecutive stages and should be completed around 2030.
Completion of the first houses, construction should begin in 2022, is planned for mid-2024. Sale of apartments developer began in early November.
