Property tax: municipalities in the Caen region where it is highest

Compare the cost of property tax from one municipality to another is a puzzle. And for good reason: the rental bases which make it possible to calculate are different. They are sometimes even from one district to another, in the same city. As for the rates applied, they vary from one municipality to another. But the observation is there: strong existing disparities. Illustration in the sector of Caen (Calvados).
From one to four times more expensive
On first reading, with a rate of 54.01% for the municipal share in Bénouville for example, one might think that the tax burden imposed there is higher than in Caen where the rate is 51.03% … Or the rental base being much higher in Caen compared to Bénouville, the inhabitants of the city center of the department pay much more taxes than their Benouville counterparts.
How to navigate there then? It happens that municipalities order from specialized firms a comparative study, complex development and indicative, which makes it possible to assess more precisely the level of property tax in force, from one city to another. According to a study submitted to a town hall in the north of the Caen agglomeration at the start of 2021, and which is therefore based on the tax rates applied in 2020, it emerges that Mathieu, Bretteville-sur-Odon, Louvigny, Hérouville Saint-Clair and Hermanville-sur-Mer are the five municipalities of the agglomeration of Caen with the highest fiscal pressure in terms of property tax. Caen comes in sixth position.
Mondeville in the lowest
At the antipodes, on the side of the municipalities with a low fiscal pressure, and still on the bases of 2020, are Tilly-la-Campagne, Mondeville, Grentheville, Rocquancourt, Carpiquet and… Ouistreham. And even with the very significant increase in the rate applied this year, which translates into an increase of nearly 70% of the final sum to be paid by owners, Ouistreham surprisingly only meets… the average.
Also, the study communicated makes it possible to understand that on average, the property tax practiced in Mondeville is about 4 times lower than in Mathieu or Bretteville-sur-Odon, 3.5 times lower than in Caen.
