Toulouse. Real estate prices are on the rise: here’s the trend, neighborhood by neighborhood

The trend is on the rise in the real estate market in Toulouse. According to figures from notaries (which are based on some 30,000 transactions carried out on 1uh July 2020 to June 30, 2021 in Haute-Garonne), the price increase amounts to 8.6% in Toulouse in the old apartment (with a median price of 3,130 euros / m²).
An explosion of building land for sale
For Haute-Garonne, the increase was 6% with an average of 2,730 euros / m².
Sales have fallen by 3.3% and this is obvious in the old apartment (-7.5%) like new (-8.8%). The health crisis and confinements have put the single-family home back at the center of the game with an increase of 2.7% in sales of old houses and an explosion in building land (+ 11.8%), with 2,200 transactions carried out ” whereas this market was suffering before the crisis, ”notes Me Giral.
If you have a house purchase project in Toulouse, it takes on average a budget of 355,000 euros. In the department, the envelope drops to 258,800 euros but at this price, it is now possible to buy only in the second or even third crown, with rare exceptions (Aucamville, Portet, Fenouillet … ).
Five neighborhoods above 5,000 euros / m2
Toulouse remains, of course, the 7e most expensive city in France, like last year (while it remains the 4e city of the hexagon), but currently, five districts of the Pink City are above 5,000 euros / m². “Saint-Aubin / Dupuy has crossed this bar. It has a renewed supply of shops and there is real demand ”, indicates Me Frédéric Giral, from the Chambre des notaires de Haute-Garonne.
The most significant price increases concern the Jules-Julien (+ 18.8% compared to June 2020), Papus (+ 17.3%), Basso Cambo (16.9%) and Marengo-Jolimont (16, 6%).
