The metropolis is a place of significant attraction for students and young workers. Toulouse city center remains an area under pressure when it comes to finding rental accommodation. A study makes it possible to compare the amount of rents in the agglomeration.
The result of a study on the evolution of rents in 2022 makes it possible to make a comparison between Toulouse and its agglomeration. AUAT (Urban planning and development agency Toulouse metropolitan area) publishes key figures by territoryresults of a study carried out in 2022 by the OLL (Local Rent Observatory) of the Toulouse conurbation.
33,073 rental units were observed last year, ie 21% of the private rental stock.
In a high-growth conurbation like Toulouse, the OLL is an information and transparency tool for rent levels. It contributes to the knowledge of the market for professionals but also individuals and sheds light on local housing policies.
The rental stock of the Toulouse conurbation is 161,000 rental units. They make up 33% of the stock of main residences and are concentrated in 2/3 of the city center of Toulouse. Mainly T2 and T3.
The strong tension that already appeared last year in the central areas of Toulouse will be confirmed in 2022.
According to the elements of the OLL study, the location has a strong impact on the level of rents. Thus the hyper center of Toulouse is the most expensive of the sectors and also the most sought after by students (1/4 of the empty private rental stock) and young workers. Other factors influence the value of rents in the inner city, such as the heritage value of the park, which is higher than in other sectors, but also the greater supply of services and shops.
Tenants in zone 1 (Saint-Sernin, La Grave, Saint-Etienne and Deltour), entering in 2021 in a T1, pay a median rent of €467 (excluding charges) against €425 HC for tenants who have moved in for more one year, and for a smaller area. An increase which is explained by greater mobility in this sector, which gives owners the opportunity to readjust the amount of rent more often with each change of tenant.
On average, rents per m² in the city center fluctuate between €12 per m² for zone 3 to €14.9 per m² in zone 1.
In Toulouse, median market rents per m² per zone tend to decrease as one moves away from the city centre. In the outlying districts of Borderouge, Montaudran, Mirail, or Reynerie, the price per m² to rent is more affordable. (between €11.2 per m² and €10.6 per m²)
In the outlying municipalities, rent levels per m² are generally lower than those of the city-centre (excluding zone 5 which includes, among others, the districts of Reynerie, La Fourguette, Ginestous, Lalande, Les Izards). Zones 7 and 8, in blue and dark blue on the map, have very similar rent levels. (Between €10.3 per m² for zone 7 and €10.2 per m² for zone 8)
To carry out this study, 150 property managers and 1,200 landlords and tenants benefited from the OLL of the Toulouse conurbation. Contributors up compared to 2020, the date of the Observatory’s approval, and which make it possible to represent a greater diversity of the localization market.
From 1uh January to 1uh march 2023, lhe local observatory of rents in the Toulouse conurbation launches its annual survey. De new contributors, professionals, homeowners and tenants can fill in the online database on the the AUAT.
