The city of Toulouse sells its real estate assets
The sale procedure of three important sites has just started. The town hall sells the Vion fire station, the Lestang mansion, and a building complex located on avenue Antoine de Saint-Exupéry. Their rehabilitation is deemed too costly.
Announced in the spring during the city council, the sale of real estate belonging to the City of Toulouse has just started. “The designated persons must file an offer with a notary. It is through the opening of the folds under the control of the notary that we proceed to the examination of the projects, explains Sacha Briand, deputy mayor of Toulouse, in charge of finances. The sealed submission guarantees the transparency of the procedure. The transfer price will always depend on the nature of the project. »
A partially listed historic building
Built in 1593 in the Saint-Étienne district, the Lestang hotel forms part of the transferred assets. It housed the services of the Rectorate from 1857 to 2015. The State has for its part kept an adjoining building built in 1961 and which has housed the Administrative Court of Appeal since the end of 2021.
Two bodies of buildings are put up for sale. The first building, built in 1859 on two levels, covers an area of 179 m². The second building, to the left of the main gate, is 884 m² and includes the stair tower and the dwelling. Its facade is listed in the supplementary inventory of historical monuments. The town hall of Toulouse organizes visits to the building every Monday morning from January 16 to February 20. The signing of the deed of sale is scheduled for the fall of 2024.
A property located at 30, avenue Antoine de Saint-Exupéry is also put up for sale by the town hall of Toulouse. La Poste occupies part of the ground floor of this complex, the surface area of which is estimated at 1,125m². The town hall organizes one visit per week, every Thursday until February 9th. The sale of the land should take place in the 2nd quarter of 2024.
Finally, the town hall offers, for sale, the Jacques Vion real estate complex located in the hyper-centre, allées Charles de Fitte. With an approximate area of 10,000 m2, this building has nearly one hectare of land. The objective of the sale “is to allow the realization of a real estate transaction in accordance with the town planning rules in force”.
“This is an important group, specifies Sacha Briand. There is a fire station, a drying tower for fire hoses, housing, a dilapidated swimming pool, a small gymnast. They were suitable for firefighters but are not suitable for our activities. At first, we had supposed to install the municipal police there but the prefecture under the PPRI (flood risk prevention plan) opposed it. Visits are normally over but should however be possible “on request”. The final selection committee will meet in February 2024 for a transfer scheduled for the 4th quarter of 2025.
The city of Toulouse has decided to part with its property for practical reasons: the rehabilitation is indeed considered too expensive.
Sell to buy adapted buildings
“Before deciding on a sale, you ask yourself whether you can do something with it for your own needs. These three real estate complexes are very characteristic and can hardly change destination, says Sacha Briand. Concerning the well located avenue de Saint-Exupéry, it is in a rather degraded state. Due to regulatory constraints, refurbishing it would cost more than buying a new building. We prefer to sell, which allows us to buy buildings adapted to our needs. »

Visits until February

They indicate must the number of representatives of the prospective purchaser who cannot exceed three people, as well as in the subject of the mail, the property they wish to visit. “Visit of the Hôtel de Lestang”, for example. Slots will be assigned in order of registration.
