quand Bordeaux Métropole se vend à Paris
“The originality of our approach at Simi is to bring together on the same stand technicians and elected officials from the community, of course, but also investors and promoters from the Metropolis to better promote the territory”, explains Valéry Carron, regional director of BNP Paribas Real Estate, but with rather the cap, here, president of the Observatory of the real estate of companies of Bordeaux Métropole (OIEBM). This association notably brings together promoters and investors, partners of the Métropole on this stand, as well as the Chamber of Commerce, the Bordeaux Euratlantique public development establishment and the a’urba agency.
figures
It was at Simi that Valéry Carron presented, for example, this Tuesday, December 6, the panorama of business premises in and around the agglomeration for the first three quarters of 2022. Where we learn that 158 transactions for 150 000 m² were made: a little more movement but concerning less surface than for the same period of 2021 (147 transactions for 201,500 m²). “The offer on large warehouses of more than 5,000 m² is priced when the demand is there”, notes the professional. “But the dynamic is present in the more modest premises, attesting to a craft or SME-SMI dynamic. The west and north of the metropolis remain the densest sectors.
On the office side, 235 transactions for 109,000 m²: the good figures for 2020 and 2021 are confirmed, with 11% new establishments. The city center of Bordeaux remains the stronghold even if the shortage of supply is there. The west is recovering after two average years. A few minutes earlier, Stéphane Peyrichou, general manager of economic development at Bordeaux Métropole, presented the major projects of the community: mobility (RER, Veil bridge, gondolas, soft transport), business areas, major developments, etc.
Partnerships
“Our core strategy is economic land according to the roadmap voted on at the start of the year,” he explains. The Gironde and the Metropolis are growing twice as fast as the region in terms of population and jobs. With 10,000 new inhabitants in the agglomeration, 25,000 in the department, outreach and partnership are essential. »
