Toulouse. Housing, nursery, shops and vegetation: a new eco-friendly building in La Cartoucherie

“Living in Osmosis”. This is the name of this new building, the first stone of which was laid on Tuesday, October 11, 2022, in the heart of the eco-district of La Cartridge factorya Toulouse.
“Reduce energy consumption as much as possible”
Located at the corner of rue André Savès and rue Raymonde Carasco, this building will be, according to its co-promoters (Matea Promotion and Vinci Immobilier), “one of the first programs to target E3C1 certification in the agglomeration”, which comes to label projects with very high energy performance.
Designed by two architectural firms (Erik Guidice in Paris, and SYN Architectures in Toulouse), it will be made up of two buildingsone of ten floors, the other of six, on a total floor area of 6,645m2. The building “was designed to reduce the energy consumption of its buildings and their carbon footprint as much as possible”, defend the promoters, who depict a project which “responds both to the growing demand for housing in the Toulouse conurbation, to the new lifestyles and environmental issues.
107 housing units, shops and a crèche
Concretely, Live in Osmose will count 107 accommodations ranging from two to five rooms, spread over the two buildings, with 67 parking spaces. According to the promoters, there are only “eight lots” left to market.
This joint project will also offer 700 meters2 of shops and services, not a nursery. He also intends to “promote social ties”, with “the creation of a path between the nursery and the neighboring EPHAD”.
Traditionally brick and through dwellings
The facades will be dressed in the traditional Saves red brick. Most accommodation will be through or double exposure, and will offer loggias and terraces. The halls and staircases will be “generously glazed and protected by brick moucharabiehs”. Finally, the facings and woodwork adopt light colors to minimize the heat in summer. For winter, heating will be provided by the heating network supplied by the Mirail incineration plant.
30% of the plot in the ground
In terms of the environment, the project leaders indicate that they have put in place “innovative and virtuous constructive solutions”, in particular for the waste recovery. During construction, they believe they can “recover 70% of construction waste”.
“A virtuous cycle has also been devised so that residents can use pruning waste from green spaces to feed plants. Waste from the shared vegetable garden will be recycled in an area dedicated to compost”.
The project will also give pride of place to revegetation, in order to make it an “island of greenery”, in the words of the promoters. Living in Osmose will indeed include “nearly 900 m² of open ground spaces, i.e. 30% of the plot, but also “a rich flora (four species of trees and 20 species of plants and shrubs), more than 600 m² of green roofs, as well as a shared vegetable garden and birdhouses”.
Served by public transport, in particular the tram nearby, Live in Osmose will be deployed close to the emblematic Halles de la Cartoucherie, which will open a few weeks before the delivery of the residence, scheduled for December 2023.
