Toulouse. A new residence in the heart of the Matabiau district
Example of the construction of the city on itself, a new residence of thirteen apartments will be built rue Matabiau near Place Jeanne d’Arc.
A stone’s throw from Place Jeanne d’Arc, a new residence will soon be built. Carried by Serge Mas Promotion, a brand of the Kaufman & Broad group, this real estate complex is an example of the reconstruction of the city on itself.
“The objective was to have a building that fits perfectly into the neighborhood through its architecture,” recalls Jaques Rubio, regional director of Kaufman & Broad. We kept the ocher brick facades of the existing building and we raised them by about a level and a half more”.
This future five-storey building (R+5) will be labeled RE2020. It will require a total investment of €5 million.

Baptized “L’ecrin du marquis”, the program, with a total floor area of 959 m2will offer thirteen housing units as well as a commercial space of 130 m2 at the foot of the building.
“There will be five T2s, six T3s and two T4s. As for the T4 on the top floor, it will be nearly 125 m2 with a 50 m terrace2 “, explains Jaques Rubio. To take advantage of this apartment on the roof, expect an envelope of €1,080,000, or nearly €6,200 per square meter.
“The T2 whose area is around 40 m2 will be displayed between 332,000 and 349,000 €. The price of T3 (between 61 m2and 68m2) will oscillate between 446,000 € and 531,000 €”, figures the regional director.
A year and a half of work
For those who would prefer to invest in a business, the premises are available at a price of €624,000. The first shovel will be given in the second quarter of 2023. “It takes twelve months for the partial demolition and construction part, then five months for finishing”, explains the regional director.
As for the shortages of raw materials which are worrying the profession, Jaques Rubio wants to be reassuring: “The supplies of materials are starting to return to normal. Within six months everything should be back to normal”.
