Toulouse spared from the rise in 2022
The property tax has fallen. The end of August, the tax since owners and co-owners is available online. For several large French cities, prices have exploded.
This is the case of Marseille, Tours, Strasbourg and Nantes, four cities where this tax has soared in one year, respectively by 16.5%, 15.3%, 12.6% and 11.5% according to figures from the National Union of Property Owners (UNPI). A Toulouse, the property tax remains almost stable. For what reasons ?
Less revaluation of rental bases
According to the Association of Owners and Co-owners of Haute-Garonne (UNIP 31-09), I’property tax increase is reasonable in Toulouse because the city and the intercommunality have not increased their rate in an impactful way.
Compared to 2021, my property tax has increased by 62 euros, an increase of 4%. We can consider that this increase remains reasonable and that it corresponds above all to the revaluation of the rental bases at the national level announced for this year at 3.4%. An increase which is partly linked to galloping inflation”, explains Nadine Cazalbou, in charge of external relations for the UNPI 31-09.
She adds: “This also means that the municipality and that the inter-municipal public establishment has not increased its rates considerably”.
An increase paid back which also echoes the commitment made by the elected officials of the City following the City Council. “We made a commitment to Toulouse residents two years ago: fiscal stability. We will therefore stick to it,” said the mayor of Toulouse, Jean-Luc Moudenc, on April 1 during the community council.
An increase of nearly 30% in ten years
Although the property tax in Toulouse has increased very little in 2022, UNPI studies show that in ten years, tax has increased by 29.7% in Toulouse. This figure is therefore representative of the national average which is 27.9% according to the UNPI. “We now fear that the property tax will increase due to the abolition of the housing tax”, worries Nadine Cazalbou, questioned by The Independent Opinion. As a reminder, the deletion of the housing tax on his main residence will be effective from 2023 for all French people.
Note, the Toulouse tax centers will gradually set up reception desks linked to the property tax, which until now only existed online.
