Sellers reluctant to accept price landing
The Mercure real estate group, specializing in properties with character, authentic or exceptional, is returning to the luxury real estate market in Toulouse, a city where life and study are good. Review of 1uh half of 2022 and outlook for the end of the year.

The average price of character goods sold per Mercure real estate group in Toulouse and Occitanie amounts to €835,000 for products located in towns and €790,000 for rural products. These figures relate to the first half of 2022.
Return of demand in the city center
The buyers are generally senior executives, exercised liberal professions or are young retirees or in the process of becoming so.
In Toulouse, in an urban area, the clientele is mainly French. After experiencing a drop in demand in the city center following the COVID-19 crisis, this market is returning to normal with a return of customers wishing to refocus. On the other hand, the specific demand for outdoor space has increased.
In rural areas, the return of foreigners in the first half of the year is very clear and the selection criteria remain close to rapid communication axes for Paris (45 mins from Toulouse airport) and or a TGV station (Montpellier and Nîmes).
Outside, proximity to shops or health professionals is a plus
The market is very buoyant in the Occitanie region, however, with results depending on the department.
The exteriors are favored compared to the city center of Toulouse even if the demand is back on the apartments which have an exterior. Thus, the upturn in activity observed for this market during the fourth quarter of 2021 was accentuated during the first half of 2022.
The Mercure real estate group is indeed in its elderly clientele of rural people looking for proximity to shops and health professionals. However, the apartments sought by this type of clientele, who generally live alone, are often smaller in size than those sold for families in the years preceding the health crisis, with prices below one million.
On exteriors, demand for character properties is extremely strong, with all types of budgets. A new segment is taking shape in the Occitanie Region with the sale price and the first sales made on the market for wine properties and, to a lesser extent, chalets in the mountains.
Market outlook
After a very promising first half, the Mercure real estate group can hope to continue on this line for the second half of 2022. The city center market in particular has regained its pre-COVID dynamism even if competition is tough and sellers are not not always inclined to accept a price landing.
On the exteriors, the market is dynamic and the supply quite large, the filling of the property portfolio in this first half is back to pre-pandemic levels.
A revival of interest in castles
The heritage properties sold by the Mercure real estate group are mainly castles
medieval buildings and castles dating from the 17th and 19th centuries as well as rural properties from the same period. A new trend is also developing for wine estates and Mas in the hinterland in Aude and Pyrénées-Occidentales.
The main use of this type of property is as a main or secondary residence. For properties stamped Gites or Bed and Breakfast, there is a resumption or continuation of the existing activity. This market segment is still taken by a foreign clientele absent from the debates in 2021 but returning at the start of the year.
