Perial AM renovates an office building in Toulouse through a process of reusing materials – PATRIMOINE24 – All the news about wealth management
The rise in the price of raw materials, the shortage of materials and the strengthening of the monitoring of ESG criteria are pushing real estate players to reinvent themselves. PERIAL Asset Management, a pioneer in socially responsible real estate investment, needs to innovate and has just renovated a building located in Toulouse (31), “le Hub”, by deploying a process of total reuse of materials. A beneficial device for the owner, the tenants, the investors but also the territories and the planet.

The rehabilitation operation of the “Hub” in Toulouse in figures:
- 1.6 hectares to be redesigned, including 47% green space
- 32.2 tons of materials reused in-situ
- 7.2 tonnes of materials reused ex-situ
- 12 tons of recycled materials
- Hundreds of euros per m² saved
A “cradle-to-cradle” approach implemented
The “Hub” asset, located in Toulouse, has benefited from major rehabilitation through a process of reusing materials, known as “Cradle-to-Cradle”. This approach consists of limiting the environmental impact of a product or an operation by promoting the reuse of materials already present on site or by recycling them.
The project offers several possibilities:
- On-site reuse: approximately 32.2 tonnes
- Reuse elsewhere thanks to cooperation with local players: 7.3 tonnes
- Material recycling in cooperation with manufacturers: 12 tonnes
- Energy recovery from non-recoverable waste
To fight against global warming and the heat waves produced in the region, the roofs were also painted white, like the houses of the Mediterranean countries.
This simple solution makes it possible to return the heat (unlike the black color which retains it) and to keep the buildings cooler, to reduce the need for air conditioning, and thus to reduce their technical obsolescence and use.

Toulouse, a territory to preserve
Since 2019, Toulouse Métropole has been recognized as a Territory Committed to Nature in Occitania. In concrete terms, the metropolis has implemented several flagship actions to preserve and reclaim biodiversity in its spaces. To date, the metropolis has 413 km of ecological corridors and 16,500 ha of biodiversity reservoirs.
This is why, before the start of the work, field visits were granted in order to take stock of the ecological context of the site in partnership with Gondwana, the team of ecologists from the ARP-Astrance firm. The study aims to analyze the ecological and biophilic quality of green spaces in order to improve habitats and the management of these outdoor spaces.
A key health passport
The rehabilitation operation will end with the issuance of a secure health passport by the company Drees & Sommer. Unique in France, the Madaster platform brings together in one place information relating to the quality, origin and location of materials and products and provides an overview of the material, circular and financial (residual) value of ‘a building.
