Condominium in Berlin: where prices have risen sharply

The asking prices for condominiums in Berlin have risen sharply. There were clear differences between the districts.
Berlin. Asking prices for condominiums in Berlin continued to rise in 2021. On average, just under 5,400 euros per square meter was required, an increase of 8.2 percent (2020: plus 7.5 percent). This is the result of the “Wohnmarkreport Berlin 2022”, which Bank Berlin Hyp and the brokerage house CBRE presented in Berlin on Wednesday. Accordingly, the price increase has thus accelerated.
There are clear differences between the individual districts. In Marzahn Hellersdorf and Treptow-Köpenick Asking prices rose a whopping 15 percent, in Spandau by 19 percent and in Lichtenberg even by 27 percent. There was the least movement in Steglitz-Zehlendorf (up 3.7 percent), Tempelhof-Schoeneberg (plus 4.8) and Charlottenburg-Wilmersdorf (up 6.8).
In contrast to the year before (minus 2.8 percent), asking rents in 2021 saw a slight increase of 3.4 percent to EUR 10.50 per square meter and month. According to the experts, the trend towards Berliners migrating to the Brandenburg area from Bernau to Falkensee has slowed down rents and prices in the capital somewhat. That’s why they sometimes go up there.
According to their own information, Berlin Hyp and CBRE examined around 35,100 rental offers and 27,400 purchase offers for condominiums and apartment buildings in Berlin for the current housing market report.
